Job Title Maintenance Porter Department Company Lifestyle Property Management Reports To Maintenance Manager Wage Category Non-Exempt Responsibilities Clean and sparkles units prior to resident move‑ins and assist with trash collection. Pick up debris in the hallways of buildings, around buildings, inside parking garages, corridors, elevator lobbies, and amenity spaces. Clean restrooms, common areas, and the leasing office as designated by the Community Manager. Vacuum and mop hallways, corridors, and stairwells. Assist with snow and ice removal from building walkways and parking areas. Maintain inventory of cleaning supplies and order supplies when necessary, in conjunction with the maintenance team. Assist with minor repairs such as changing light bulbs and paint touch‑ups as requested. Ensure that unsafe conditions are corrected in a timely manner, including unlocked or inoperable doors and slip hazards. Assist with picking up dog waste on site in conjunction with the maintenance team. Assist with walking amenity spaces after hours to ensure they are not being used past designated times, as applicable. Respond to after‑hours noise complaints and lock‑outs, as applicable. Walk the building and check all doors and windows to ensure security of the building. Qualifications High school degree. Previous porter experience preferred but not required. Strong attention to detail. Strong time‑management skills. Ability to work in a fast‑paced, dynamic environment. Valid, unrestricted driver’s license. Ability to operate company equipment, including golf carts and maintenance vehicles. Physical Demands and Work Environment The physical demands of this job include significant mobility (walking, climbing, stooping), manual dexterity, and strength (lifting up to 50 lbs., sometimes more with assistance). The work environment may expose the employee to noise, chemicals, temperature extremes, and long periods of standing or walking.
