Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing new residents, providing resident satisfaction throughout the lease term, and securing resident lease renewals. Essential Responsibilities Performs all sales and leasing activities to achieve occupancy and revenue goals by greeting and qualifying prospects, conducting community tours, showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move‑in package, and ensuring a smooth resident move‑in and lease signing. Inspects apartments prior to move‑in and ensures they are in move‑in ready condition, scheduling any outstanding items with the maintenance team. Stays informed about market and competitor conditions that may impact occupancy and sales results, develops and implements short‑ and long‑term marketing plans and goals, and follows the community’s policies related to concessions and specials. Designs and executes marketing activities to create and drive traffic to the community, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, and other websites), and community‑specific plans. Uses on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information. Ensures community and show units meet the company’s show‑quality standards by inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising show units and amenities, and preparing the leasing office for daily activities. Follows up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, phone calls, or other contacts to finalize lease decisions. Executes lease renewal program activities by preparing renewal letters and packages, meeting with renewing residents, and ensuring renewal documents are signed and implemented on time. Responds quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems or document requests to the appropriate individual(s). Required Licenses or Certifications Incumbents must have all licenses and/or certifications required by state and local jurisdictions. Incumbents must have a valid driver’s license to operate a golf cart on property. Physical Demands Incumbents need to stand, walk, and/or sit for extended periods, bend, stoop, climb ladders, reach, carry objects, crawl in confined areas, work inside and outside in all weather conditions, push, pull, lift, carry, or maneuver weights up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance, and accommodate flexible work schedules including evening, weekend and holiday calls. Compensation The hourly range for this position is $20.00–$22.00. Additional compensation may be available through quarterly or annual bonus programs for corporate positions, and weekly, monthly, or quarterly bonus programs for onsite property positions.
