Job Summary This role manages the day‑to‑day operations of an assigned apartment community, ensuring that financial and operational targets are met while maintaining compliance with all applicable laws and company policies. Responsibilities Provide input into budget development by analyzing financial statements, marketing data, and operational reports. Set rent rates, collect rent and fees, make bank deposits, and prepare monthly financial status reports. Approve vendor invoices, reconcile work performed, ensure certificates of insurance are valid, and code charges to the appropriate Chart of Account. Control expenditures within approved budget and manage petty cash. Oversee lease enforcement: approve applications, renewal leases, conduct apartment inspections, handle notice requirements, evictions, and collect late fees. Analyze market and economic trends to implement short‑ and long‑range marketing and leasing strategies. Promote resident satisfaction and retention by responding to complaints, requests, and service issues promptly. Ensure maintenance staff comply with company standards for service requests. Conduct regular property inspections to maintain safety, cleanliness, and appearance. Supervise, hire, train, and evaluate property staff in accordance with company policies. Assist in managing client/owner relationships through meetings, tours, and performance updates. Prepare accounting, financial, administrative reports and perform other duties as assigned. For California locations: manage lease process by using the California Lease File Checklist. Qualifications Bachelor’s degree in Business Management, Real Estate, or related field (preferred). 4–6 years of relevant experience in property management, sales, marketing, or customer service. 3–5 years of community management experience (lease‑up experience preferred). Strong financial acumen and ability to meet targeted revenues. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, able to work independently or as part of a team. License and/or certifications required by state and local jurisdictions. Valid driver’s license for golf cart operation on property. Proficiency with Internet, word processing, spreadsheet, database applications, and property management software (Entrata, Yardi, OneSite). Management and supervisory skills for hiring, leading, and evaluating staff. Salary & Benefits Annual salary range: $95,000 – $100,000 (Menifee, CA).
