Brownstone Residential, LLC is a company with 42 properties operating in TX, LA, AR and MS.

Brownstone Residential is seeking an experienced  Regional Manager to oversee a growing portfolio of established  LIHTC/tax-credit communities , as well as new construction  tax-credit and market-rate lease-ups as we continue to expand.

This is a hands-on leadership position requiring strong knowledge of tax-credit operations, compliance, property performance, staff development, and lease-up execution.

The successful candidate will be highly engaged in the field, regularly visiting properties, auditing files, reviewing operations, developing teams, and ensuring that Brownstone Residential's standards, policies, and procedures are consistently followed.

The Regional Manager position will oversee a growing portfolio of established tax-credit communities as well as new construction on tax credit and market rate lease-ups, as we continue to develop. The Regional Manager is responsible for oversight from an ownership perspective of all property operations. This includes monitoring asset performance, budget targets, occupancy, and LIHTC compliance. Success in this role will be achieved by properly managing, retaining, and training quality staff. Success will also require devoting time in the field to audit files to ensure LIHTC compliance, touring the assets to ensure Brownstone standards are met and enforced, and compliance with all company policies and procedures.

Key Responsibilities

• Provide overall operational oversight for a portfolio of 9 properties totaling 517 units across Louisiana, Arkansas, and Mississippi.
• Oversee property operations from an  ownership perspective , with accountability for financial and operational performance.
• Monitor asset performance, occupancy, collections, delinquency, budgets, NOI, leasing activity, and other key performance indicators.
• Provide hands-on oversight of  LIHTC/tax-credit compliance , including file reviews, file auditing, certifications, recertifications, and compliance deadlines.
• Conduct regular property visits and  on-site file audits to ensure compliance and identify areas requiring corrective action.
• Ensure properties consistently meet Brownstone Residential standards for curb appeal, resident service, maintenance, leasing, office operations, and overall property presentation.
• Provide strong oversight and hands-on leadership during  tax-credit and market-rate lease-ups , including leasing strategy, traffic generation, staffing, training, and occupancy growth.
• Hire, train, develop, motivate, and retain high-quality on-site teams.
• Coach and hold Community Managers and Maintenance teams accountable for performance and compliance.
• Establish clear expectations and follow up to ensure assigned tasks and company initiatives are completed timely.
• Monitor resident relations, vendor relationships, maintenance operations, and office administration.
• Partner with corporate departments, including Compliance, Accounting, HR, and Operations, to ensure property and company objectives are met.
• Review property budgets and monitor performance against established budget targets.
• Identify operational deficiencies and develop action plans to correct performance or compliance issues.
• Ensure compliance with all federal, state, local, LIHTC, Fair Housing, and Brownstone Residential policies and procedures.
• Provide training and mentoring to on-site staff and develop managers for future growth within the organization.
• Maintain consistent communication with senior leadership regarding property performance, staffing, compliance, and operational concerns.
• Travel extensively throughout the assigned region for property visits, training, audits, meetings, inspections, and other business requirements.

Qualifications:

- 3+ years multi-site supervisory experience in affordable housing (LIHTC and HUD).

- Proven success keeping properties in compliance through TDHCA Audits, NSPIRE, MORs, REAC, and other agency audits.

- Power-user level with OneSite Affordable & RealPage reporting suites.

- Strong written/verbal skills and ability to communicate effectively with customers.

- Ability to work with computers in word processing and property management software.

- Demonstrates time management and organization skills.

- Basic accounting skills and understanding of financial reports.

- Minimum of five (5) years of property and supervisory experience.

- Ability to make independent decisions and handle emergencies professionally.

- Will interact regularly with residents, vendors, contractors, supervisors, employees and coworkers and therefore, must have excellent interpersonal skills.

- Ability to read and interpret English in a variety of instructions furnished in writing, oral, diagrammatic or schedule form.

- Must have own transportation, valid state issued driver’s license, and current liability vehicle insurance and the ability to travel regionally.

- Certified Occupancy Manager (COM) or HCCP, C9P, COS, etc.

- Experience with onboarding and leasing up new construction LIHTC lease-ups.

- Hire, train, and motivate site teams; roll up your sleeves on everything from renewals to resident events.

- Leverage OneSite, RealPage BI, and mobile inspections to streamline reporting and decision-making.
