About the Role

Ascended Corporation is seeking a Transaction Coordinator to manage assigned real estate transactions from signed contract through closing. This person opens escrow, organizes documents, tracks deadlines, and keeps buyers, sellers, agents, title, escrow, and internal team members aligned.

Responsibilities

• Review executed agreements for completeness and record all critical dates, obligations, and contact information.
• Open escrow promptly and provide the documents needed to begin the transaction.
• Prepare company approved purchase agreements, assignments, addenda, and amendments for review and signature.
• Coordinate the selected transaction structure, including assignments and double closings, with management and escrow.
• Track earnest money deposits, inspection periods, contingencies, financing milestones, and closing deadlines.
• Collect required entity documents, signer information, buyer documentation, and other closing materials.
• Follow up consistently with buyers, sellers, agents, lenders, title, and escrow.
• Monitor title issues, missing documents, delayed deposits, and other obstacles; escalate problems early and coordinate resolution.
• Coordinate transactional funding logistics when a double closing requires it.
• Review settlement statements against agreed transaction terms and flag discrepancies before closing.
• Confirm signing, funding, recording, fee disbursement, and possession arrangements as applicable.
• Maintain complete CRM records and organized transaction files through final closeout.

Qualifications

• Experience coordinating real estate transactions, preferably wholesale assignments and double closings.
• Strong understanding of purchase agreements, escrow procedures, and transaction deadlines.
• Excellent organization, written communication, and follow through.
• Ability to manage multiple files and resolve issues under time pressure.

Success Measures

On time closings, accurate documents, deadline compliance, timely deposit tracking, and complete transaction files.

Compensation

$1,000 per property assigned to you.
