Project Manager

Rice Companies is looking to add a Project Manager to the team at our Appleton, WI location. The Project Manager collaborates with engineers, architects, and the customer to determine the specifications of the project. They are the primary contact with the customer. They negotiate contracts with subcontractors to reach profitable agreements. This multi-faceted position focuses on meeting and exceeding customer needs and expectations by adhering to financial projections, scheduling requirements, and ensuring that projects are completed in a quality, profitable and safe manner. Position Responsibilities: Prepares bid packages for letting to potential subcontractors/suppliersPrepares estimates and project budgets using Rice Companies proprietary software, Timberline/Sage 300Generates approved estimates for customer contract creationApproves bids for subcontract generationCreates project scheduling requirementsCoordinates/oversees pre-construction meetings with customers and subcontractorsReviews and implements schedules with job superintendentsEnsures project materials and resources are delivered to job site in timely mannerEnsures subcontractors are compliant with, or exceed, Rice Companies requirementsMaintains project schedule and project budgets to ensure job is being completed in a timely and cost-effective manner; also insures customer scheduling requirements are being metReviews all costs to job weekly and approves of subcontractor/vendor billingsMeets weekly with job superintendent to quickly identify areas of concern and resolve problem situations related to jobReports project progress to weekly Production Management groupReviews, approves, or denies any requests from subcontractors regarding changes to project and their eventual addition to (or decrease to) overall project costWorks with customer in applying any additional (or decrease) in cost to project to ensure potential Change Order to customer is understood/acceptedOversees project completion and prepares any punch list requirementsRemains in constant contact with customer through construction project to make sure client satisfaction is metParticipates in and promotes Rice Companies Safety Program Qualifications: Four (4) year construction management degree or its equivalentMinimum of three (3) years demonstrated construction project management experienceTimberline/Sage 300 Estimating, Procore software skills are a plus, but not a requirementProficient in Microsoft OfficeDemonstrated performance of multiple tasks in a fast-paced construction environment with accuracy and attention to detailDetail-orientedAbility to work closely with customers and represent Rice Companies in a professional manner Benefits: With competitive pay, family-forward benefits and a little fun mixed in, Rice Companies works to build a team thats second to none.
