This offers employees diverse opportunities for personal and professional growth.Job OverviewThe Maintenance Technician will be responsible for day-to-day operating tasks and physical plant maintenance of the enclosed mall property. This person will provide patrons and tenants with a safe, clean, and comfortable shopping environment, as well as work closely with the onsite team and corporate team to address property issues efficiently. Key areas of responsibility include vendor management, HVAC, roofing, plumbing and electrical, interior/exterior building maintenance, and external landscaping.Essential Job FunctionsInspect all aspects of the physical plant daily. Correct all property deficiencies promptly.Address issues with vendors, oversee repairs and report ongoing issues to the property management team.Directs and supervises all staff; maintains safety and integrity of all buildings, systems and equipment; ensures continuous compliance with all laws, codes, ordinances and environmental issues.Directs, supervises, and manages all vendors, including, but not limited to: janitorial, security, landscaping, HVAC, plumbing, and electrical; monitors expenses to ensure "best value" is obtained.Projects future needs including capital improvements, repairs and operating requirements.Obtains bids from vendors and suppliers. All contracts require HPG corporate office approval and signature.Maintains knowledge of area market and demographics and keeps abreast of present and future competition; maintains involvement with mall's marketing program.Maintain knowledge of all interior and exterior systems and procedures, including but not limited to electrical, interior, and exterior fire systems, HVAC systems, water and sewer systems, roofing, landscaping, and parking lot maintenance.Assist in and serve as a liaison with Hull Property Group's construction group during tenant or property construction projects as needed.When appropriate, assist tenants with resolving maintenance issues and direct tenants' concerns to the appropriate property management team member.Some administrative office work required, including completing and submitting reports to Hull Property Group's property management team, assisting in outreach to local service contractors, reviewing/approving invoices, and other miscellaneous office tasks.Willing and able to be on-call 24 hours/day and respond to after-hours requests as needed.Assist Property Manager as needed.Repair & maintain Property and maintenance equipment. Inspect interior and exterior regularly.Assist in compiling information regarding service contractors, service agreements and other projects, as directed by the Property Manager.Other duties as assigned.RequirementsMust have prior maintenance experienceMust be available for after-hours emergency maintenance as needed or required.Must be able to work in a fast-paced environment with demonstrated ability to handle and prioritize multiple tasks and demands.Must have a valid driver's license and own transportation.
