Position Title:Director, Hyperscale Leasing & DevelopmentLocation:New York, NYYour roleThe Director, Hyperscale Leasing & Development serves as the business lead for assigned hyperscale development projects, with responsibility for lease negotiation, deal structuring, and development oversight. This role focuses on driving successful commercial outcomes across the full lifecycle of complex hyperscale developments.Partnering closely with leasing, development, acquisitions, capital markets, and legal teams, this individual ensures projects are delivered on schedule, within budget, and aligned with commercial and ownership objectives. This role does not perform construction or project management, but provides leadership, coordination, and accountability from a business and asset management perspective.What you’ll doLead or support lease negotiations with hyperscale customersStructure commercial terms, including phasing, delivery schedules, and development commitmentsPartner with leasing and customer teams to advance transactions and develop creative deal solutionsServe as the business lead for assigned hyperscale development projects from acquisition through deliveryCoordinate cross-functional stakeholders to align commercial agreements with development executionOversee development progress relative to schedule, budget, and underwriting assumptionsIdentify risks and drive issue resolution related to permitting, utilities, infrastructure, and customer requirementsSupport development budgeting, scope changes, and phasing decisionsDrive value creation and performance across assigned hyperscale opportunitiesWhat you’ll need10+ years of experience across one or more of the following areas: Data center developmentCommercial real estate developmentAsset managementIndustrial or infrastructure developmentExperience overseeing large-scale, complex development projectsExperience with lease negotiations and deal structuring preferredStrong commercial and financial acumenProven ability to manage multiple stakeholders and complex transactionsAbility to operate effectively across leasing, development, and investment functionsA bit about usDigital Realty brings companies and data together by delivering the full spectrum of data center, colocation and interconnection solutions. Individual pay is based on additional factors including job-related skills, experience, and relevant education and/or training.
