Salary: $110,000-$125,000 (DOE) + Performance Bonus

Location: Denver Metro Area

Gilmore Construction is growing, and we're looking for an experienced Commercial Construction Project Manager to join our team.

What You'll Do

As a Project Manager, you'll oversee multiple commercial construction projects from preconstruction through closeout. Typical projects range from $100,000 to $5 million under various negotiated and on-call contracts.

Responsibilities include:

• Manage project budgets, schedules, quality, and client expectations
• Lead project teams including superintendents, subcontractors, architects, and consultants
• Estimate and bid on negotiated and on-call work
• Review drawings, specifications, contracts, and scopes of work
• Prepare subcontracts, purchase orders, change orders, and pay applications
• Monitor project costs and forecasting
• Manage project documentation in Procore
• Build and maintain strong client relationships
• Lead project meetings and communicate project status
• Ensure projects are completed safely, on schedule, within budget, and to Gilmore's quality standards
• Support project closeout, warranties, and client satisfaction

What We're Looking For

We're looking for someone who is proactive, collaborative, and thrives in a fast-paced environment.

Required Qualifications

• 5+ years of experience as a Commercial Construction Project Manager
• 10+ years of commercial construction experience preferred
• Bachelor's Degree in Construction Management or related field
• Experience managing multiple commercial construction projects simultaneously
• Strong understanding of commercial construction means and methods
• Experience with estimating and bidding projects
• Proficiency with Procore and Microsoft Office
• Excellent communication and leadership skills
• Strong financial management and budgeting experience
• OSHA 30 Certification (or ability to obtain)

Preferred

• Experience with negotiated and on-call contracts
• Lean Construction experience
• LEED Accreditation
• Experience working in occupied facilities
• Aviation, healthcare, municipal, or federal project experience
