N Position Type Management Pay Range: $77,000-$104,000 annually Bonus Eligible: Y JOB SUMMARY Assist with managing the physical plant including equipment, refrigeration, HVAC, plumbing, water treatment and electrical systems. Assist with managing the budget, capital expenditure projects, preventative maintenance and energy conservation. Responsible for maintaining regulatory requirements. Assist with leading the emergency response team for all facility issues. CANDIDATE PROFILE Education and Experience u2022 High school diploma or GED; 10 years experience in the engineering and maintenance or related professional area; technical training in HVAC-R/electrical/plumbing. OR u2022 Bachelor's degree from an accredited university in Building and Construction, Engineering, Mechanics, or related major; 5 years experience in the engineering and maintenance or related professional area. CORE WORK ACTIVITIES Assisting with the Management of Engineering Operations and Budgets u2022 Assists with managing the physical plant including equipment, refrigeration, HVAC, plumbing, water treatment and electrical systems. u2022 Assists with promoting regulatory compliance to facility regulations and safety standards. u2022 Assists with managing and controlling heat, light and power and recommends current best methods for energy conservation and economical facility operations. u2022 Assists with the development of specifications and requirements for service contracts and administers such contracts to support building needs. u2022 Distributes preventive maintenance and repair work orders and monitors timeliness and quality of completion. u2022 Assists with the oversight of the maintenance of grounds, guestrooms, public space, restaurants, property vehicles and recreational facilities. u2022 Assists with the development of a long term plan for preventative maintenance and asset protection and overseeing execution of plan. u2022 Builds positive relationships with external customers such as city building/zoning department, fire prevention bureau and vendors. u2022 Ensures fire crew has complete understanding of all procedures, equipment and alarms. u2022 Performs monthly property inspection to verify buildings and grounds are maintained in excellent condition. u2022 Inspects and evaluates the physical condition of facilities in order to determine the type of work required. u2022 Selects and orders or purchases new equipment, supplies, and furnishings. u2022 Manages parts and equipment inventory. Maintaining Property Standards u2022 Verifies building and equipment licenses and certifications are current. u2022 Maintains property life safety systems, firefighting equipment, sprinkler systems and alarm systems. Ensuring Exceptional Customer Service u2022 Displays leadership in guest hospitality, exemplifying excellent customer service and creating a positive atmosphere for guest relations. u2022 Establishes guidelines so employees understand expectations and parameters. u2022 Reviews comment cards, guest satisfaction results and other data to identify areas of improvement. u2022 Shares plans with property leadership and ensures corrective action is taken to continuously improve guest satisfaction. u2022 Strives to improve service performance.
