Quality Control Specialist (Acquisitions) Location: Bellevue, WA About American Property Management: Founded in Bellevue, Washington in 1986, American Property Management stands proud as a family-owned leader in property management. Position Overview: Schedule – Monday through Friday 7am to 4pm - Flexibility to work additional hours may be required to meet company/project needs. On-Site Requirement: This position requires physical presence at your job location during the scheduled hours. Must be able to reliably commute or be planning to relocate before starting work. Travel Requirements: This position may require frequent travel to various property sites WA, OR, CA or AZ. Compensation Package: $90,000 to $90,000 / year* Competitive medical, dental, and vision benefits. Employer pays 85% of employee’s premium. 401k contribution opportunity with an annual company match. Paid sick leave accrual equivalent to 1.33 hours for every 30 hours worked (~11 days per year). Comprehensive training programs and development opportunities. What We’re Looking For: Experience in Construction Management, Property Management, Building Inspection, or a related field (preferred). Minimum of 3-5 years of experience in property inspection, maintenance management, or a related field. Strong knowledge of safety standards, and inspection techniques. Proficient in using inspection software and tools. Excellent analytical and problem-solving skills. Strong written and verbal communication skills. Ability to work independently and manage multiple projects effectively. Valid driver’s license and willingness to travel to various property sites. High school diploma or GED required, bachelor’s degree in related field preferred. Demonstrates exceptional attention to detail and organizational abilities. Proficient in effective communication and teamwork. Maintains a positive outlook and embraces a collaborative team approach. Shows responsibility and takes pride in their work. Fluent in English, with strong reading, speaking, and writing skills. Proficient in Microsoft Office applications, including Excel, Word, and Outlook. Your Role: We are seeking a detail-oriented and experienced Quality Control Specialist Acquisitions Maintenance Inspector to join our team. The ideal candidate will be responsible for inspecting properties and assets as part of the acquisitions process to ensure they meet quality and maintenance standards. This position requires a strong understanding of building systems, maintenance practices, and regulatory compliance. Quality Control Specialist will work closely under the Facilities Maintenance Manager to identify, document, and address any issues that could impact the quality of the property. Quality Control Specialist (Acquisitions): Property Inspections: Conduct thorough inspections of prospective acquisition properties, evaluating their overall condition, safety, and functionality. Identify and document any maintenance issues, safety hazards, and areas needing repair or improvement. Assess the quality of materials and workmanship on the property. Reporting: Prepare detailed inspection reports with findings, recommendations, and estimated costs for necessary repairs or maintenance. Provide clear and concise communication regarding property conditions to the acquisitions team and stakeholders. Collaboration: Work closely with the Property Management team to provide insights on property conditions, and potential risks. Collaborate with contractors, service providers, and subcontractors as necessary to address maintenance or repair issues. Compliance: Stay updated on industry standards and best practices for property maintenance and inspection. Maintenance Planning: Assist in developing maintenance plans for newly acquired properties. Recommend preventative maintenance schedules and improvements to extend the lifespan of property assets. Training and Development: Provide training and guidance to property maintenance staff on procedures and standards as needed.
