Repair and maintain boiler equipment, chemical treatment, adjustments, cleaning, filter changes, etc. on a daily basis. 2. Chart complaints on room temperature, analyze problems and causes, and follow through with corrections on a daily basis. 3. Repair and maintain all air conditioning equipment, chillers, and individual units, and perform cleaning and filter changing tasks on a daily basis. 4. Repair and maintain all ventilating equipment and special filtering equipment on a daily basis. 5. Repair and maintain domestic hot water systems and main water inlets on a daily basis 6. Repair and maintain all refrigeration equipment. 7. Some computer skills are needed. |## Qualifications**COMPETENCIES:** To perform the job successfully, an individual should demonstrate the ability to identify and resolve problems in a timely manner, observe safety and security procedures, and report potentially unsafe conditions. Well-versed in all phases of HVAC, piping, electrical, closed hot water systems, and the analysis and testing of all equipment. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.**Computer Skills:** Some computer experience using Word Processing software is required. Experience sending e-mails and using specialized maintenance tracking software, such as Track-It, preferred. Knowledge of computer-controlled heating and cooling systems preferred.**Certificates, Licenses, and Registrations:** EPA license and HVAC certificate.**Other Qualifications:** Must be able to work overtime occasionally on evenings or weekends.**PHYSICAL DEMANDS:** The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Must occasionally talk and hear in order to listen to instructions and ask questions. The employee must occasionally lift and/or move parts and equipment weighing up to 100 pounds.
