Land Acquisition Manager

Mungo Homes has a new opening for a Land Acquisition Manager in our Columbia, SC market! This position is responsible for sourcing, assessing, and negotiating land acquisition deals for residential development, including performing due diligence, concept land planning, and environmental/utility system/title analysis. Monitors and supports the acquisition process through final contract and closing phases. Essential Duties and Responsibilities Develop and cultivate relationships with landowners, brokers, developers, and professional organizations to gain the best positioning for land deals, and to maintain market awareness. Source potential land acquisition opportunities through detailed study of tax maps and networking with attorneys, engineers, brokers, and others involved in residential land development. Prepare land acquisition packages and participation in presentation for approval. Negotiate price and contracts with sellers; coordinate preparation of contracts and closing documents. Prepare Letters of Intent for land acquisition opportunities. Manage the due diligence process on land acquisition opportunities, including initial master planning work in close coordination with internal design and land development teams. Manage, coordinate, and meet all entitlement needs for land acquisitions. Assist with preparation of financial proformas inclusive of assumptions about timing, pricing, product lineup, sales pace, municipal fees, and other costs associated with land acquisition and development to determine the viability of proposed land acquisitions. Assist with preparation of market analysis, assess values, and prepare narrative reports for properties under consideration for purchase. Manage feasibility studies and the preparation of land acquisition approval submissions. Assists in the evaluation process and inspection of land under consideration for acquisition; and recommends acquisition, disposition, and other actions consistent with established company guidelines and requirements. Maintain inventory reports, critical dates, contract summaries and periodic market analysis. Monitor market activity for pricing, value, and absorption. Assist with property rezoning and community planning. Qualifications To perform this job successfully an individual must be able to perform each essential duty satisfactorily.
