Data Center Project Manager

About this role:

We are seeking a seasoned ProjectManager to lead the end-to-end delivery of critical data center infrastructureprojects in the Delaware, OH region. The ideal candidate will have extensiveexperience managing large-scale mission-critical facilities, with a deepunderstanding of electrical, mechanical, and networking systems. You will beresponsible for overseeing high-value construction and fit-out projects,ensuring they are delivered on time, within budget, and to the highest qualityand safety standards.

The key responsibilities will beinfrastructure management with project oversight of installation andcommissioning of complex lifecycle projects from conceptual design throughfinal turnover.

JOB SUMMARY

The purpose of this position is to monitorconstruction projects for clients, with direct accountability for projectdelivery.

ESSENTIAL DUTIESAND RESPONSIBILITIES

Conduct periodic site visits to monitor theprogress of construction, review status of work completed during the periodcovered, review that work is generally proceeding in a good and workmanlikemanner and in general accordance with the approved drawings and specifications.

Review contractors' direct cost paymentrequisitions and budget status, review of subcontracts, bonds/subcontractordefault insurance, review of change orders, review of Developer's monthly JobCost Reports, opine on adequacy of contingency, review of construction anddisbursement schedules, review of lien waiver and other documentation submittedby the Developer.

Prepare Project Status Reports and recommend therelease of construction funds.

Review contract drawings and specifications andopine for completeness and general compliance with commonly acceptedarchitectural /engineering best practices.

Analyze the Developer's direct and indirect costbudget including cost estimate back-up and coordinate with the Cost Advisorygroup performing parameter estimates, spot quantity take-offs and review ofsupporting documentation submitted by the Developer, contractor andsubcontractors.

Review and make relevant comments concerning theterms of the construction agreement, the submitted subcontracts, architecturaland engineering design agreements, building loan agreement as well as reviewboth Contractor and Architect's qualification statements.

Review and comment on construction anddisbursement schedules as well as other submitted document including but notlimited to: zoning approvals, certified surveys, building permits andapprovals, utility company approval letters, soil and foundation engineeringreports, and designer's certification of code and ADA compliance.

Prepare Construction Risk Assessment Reports.

Other duties as assigned.

SUPERVISORYRESPONSIBILITIES

No formal supervisory responsibilities in thisposition. May provides informal assistance such as technical guidance, and/ortraining to coworkers. May lead project teams and/or plan, and superviseassignments of lower level employees.

QUALIFICATIONS

EDUCATION and EXPERIENCE

Bachelor's degree in Architecture, Engineering, Construction Management, or related field. Minimum four or more years' construction administration, architecture, engineering or similar experience.

CERTIFICATES and/or LICENSES

Licensure as either a Professional Engineer or Registered Architect is desired.

COMMUNICATION SKILLS

Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.

FINANCIAL KNOWLEDGE

Requires advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.

REASONING ABILITY

Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.

OTHER SKILLS and ABILITIES

Intermediate skills with Microsoft Office Suite. Ability to read and understand architectural drawings. Knowledge in MS Project, leases, contracts, and construction practices.

Knowledge of the entitlement/permitting process and construction delivery methods and agreements. Familiarity with construction best practices, general building codes, and various building types and systems. Passion for being detail oriented and highly organized.

SCOPE OF RESPONSIBILITY

Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting work unit and/or project deadlines. Errors in judgment may cause short-term impact to department.

CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the Data Center Project Manager position is $135,000 annually and the maximum salary of $150,000 annually. The compensation offered to a successful candidate will depend on their skills, qualifications, and experience.
