Building Maintenance Technician I

Job Summary Under the supervision of the Maintenance Supervisor, the Building Maintenance Technician maintains mechanical and structural systems in county buildings. An employee in this class performs a variety of semi‑skilled tasks in several of the building and mechanical trades. Work includes preventive maintenance activities, assisting skilled trade workers and/or repairing various equipment and structures. Assignments are received in the form of oral or written work orders and may be accompanied by sketches, penciled layouts or blueprints. Qualifications High School Diploma or equivalent 2 years technical training preferred 2 years experience Special Boiler's License or higher 2nd Class C Boiler's License preferred Valid driver's license Essential Duties (80%) Performs maintenance/repair activities including carpentry duties, repairing broken windows, painting building interior, repairing broken chairs, tables, desks, etc. Performs minor mechanical, electrical or plumbing repairs and maintenance activities: light fixture maintenance, unplugs toilets, replaces washers, tightens screws on furniture, desks, etc. greases motors and fans, and stops leaks. Updates preventive maintenance schedule on motors and machinery. Performs maintenance tasks as required and assists the Maintenance Supervisors and other maintenance personnel in more difficult or bigger tasks. Sets up/operates equipment, e.g. satellite, ITV, control room, desks, tables, and chairs for various meetings and/or activities. Moves office furniture as needed or upon request. Operates and maintains all types of power cleaning devices and power equipment including, but not limited to, scrubbers, buffers, common hand and power tools, etc. Operates boilers, emergency generators and equipment such as heating and air conditioning units and fire alarm systems. Operates computer for climate controls; maintains a safe and comfortable working environment for employees and the public. Operations to be performed with applicable direction and supervision. Repairs and inspects electrical, air conditioning, heating, ventilation, plumbing, pneumatic controls, fire alarms, and other miscellaneous equipment. Procedures to be performed with applicable direction and supervision. Keeps logs of equipment maintenance and repairs. Ensures that maintenance schedules established by the Maintenance Supervisor are followed and documented. Serves as an on‑call person for emergencies. Performs weekend checks of Courthouse and Public Service Building as needed. Establishes inspection check‑off procedures on fire protection equipment in all County buildings for the safety of employees and the public. Cleaning & Grounds Keeping (10%) Performs cleaning tasks as required and backs up other custodial staff. Works occasional second shift. Performs grounds keeping tasks as required and backs up other grounds keeping staff. Other Important Duties (5%) Recommends purchases of tools, equipment and supplies. Suggests changes in working conditions and use of equipment to increase efficiency. Analyzes and resolves work problems, or assists workers in solving problems. Attends training as required to maintain knowledge, skills and abilities. Performs related duties as required. Represents Kanabec County in a professional manner to the public, outside contacts and constituencies.
