Regional Manager The Regional Manager oversees the entire operations of a housing community portfolio, managing all phases of operations including personnel, leasing, maintenance, financial administration, and risk management. The role ensures compliance with company policies, safety and fair housing guidelines, and liability concerns. Essential Duties & Responsibilities Personnel Management Screen, hire, train, coach, and develop on‑site staff using consistent techniques and company directives. Provide ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks. Document performance problems, communicate with supervisors and HR, and terminate when necessary. Prepare salary increase requests for Community Manager, sign off on all requests, and submit to HR. Ensure counseling statements, written evaluations, and salary requests are reviewed by Regional & Senior Vice President and submitted to HR. Approve all timesheets, ensuring correct hours and accurate vacation/sick time reporting with signatures. Promote harmony and quality job performance through support and effective leadership. Ensure staff compliance with company policies and procedures. Financial Management Achieve the highest possible net operating income through cost control and revenue and leasing improvements. Develop yearly operating budgets and forecasts. Provide monthly written evaluations of income and expense line items that significantly exceed budget. Provide capital improvement suggestions for site future. Monitor proposals and contracts for large projects, checking work in progress. Monitor and maintain timely receipt and reconciliation of deposits, rent collections, and charges. Approve the timely receipt, reconciliation, and coding of all vendor invoices. Ensure property closeout is completed on time and ownership financial reports are accurate. Strategic Leasing Management Develop yearly marketing plan and utilize marketing strategies and systems. Provide marketing strategy to generate rentals or rent increases. Ensure effective leasing techniques and accurate signings/documentation of leases. Deal with resident complaints, concerns, and requests to ensure satisfaction. Develop and implement resident retention programs. Effectively show, lease, and move in prospective residents. Administrative & Maintenance Management Ensure all administrative and leasing reporting is accurate, complete, and submitted timely. Assist emergency team; ensure proper response and handling of emergencies per guidelines. Manage customer service and monitor maintenance response and turnaround. Maintain property appearance and ensure repairs are completed timely. Plan and utilize property resources, equipment and supplies economically. Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency. Travel Estimated 25‑50% travel annually for property visits, conferences, training sessions, or other business activities. Education & Experience High School Diploma or equivalent; Bachelor’s degree preferred or four years experience in housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Ability to understand and perform all on‑site software functions; basic computer skills required.
