As a Land Manager within our Land Services team, you'll help secure the land rights needed to advance critical infrastructure projects across transportation, water, rail and transit, and energy s.
This role is ideally based in Tennessee and will support the successful delivery of transportation and infrastructure projects by leading land acquisition and right-of-way activities from project initiation through closeout. You'll work closely with multidisciplinary teams, property owners, and clients to navigate complex land rights processes, ensure regulatory compliance, and help deliver projects that create lasting community impact.
What you'll do
- Negotiate with property owners and their representatives to acquire right-of-way, easements, and other land rights.
- Support transportation and infrastructure projects while ensuring compliance with applicable federal, state, and local requirements.
- Research title history through courthouse records and publicly available documentation to verify ownership and identify encumbrances.
- Review and interpret legal descriptions, plats, survey drawings, and related land records.
- Prepare approved land rights documents to support acquisition activities.
- Coordinate the recording of executed documents with appropriate county or municipal offices.
- Assist with the resolution of property damage claims related to construction or maintenance activities.
- Maintain accurate project files, maps, progress reports, and supporting documentation.
- Collaborate with engineers, surveyors, environmental professionals, construction teams, and other project stakeholders.
- Support the development of scopes of work, cost estimates, schedules, and land services deliverables.
- Follow client-specific procedures and technical requirements for right-of-way and land acquisition activities.
- Support change management processes and monitor project performance against project objectives.
- Assist with condemnation preparation activities and serve as a witness when required.
- Contribute to continuous improvement initiatives within the Land Services team.
Here's what you'll need
- Two (2) or more years of experience in land acquisition, right-of-way, title research, or related property/real estate work. Experience may be gained through public sector, DOT, title company, utility, energy, transportation, or similar environments.
- Proficiency with Microsoft Office Suite, including Excel, Word, and Outlook.
- General understanding of land acquisition principles, right-of-way processes, or real estate regulations.
- Strong communication, negotiation, and interpersonal skills.
- Ability to occasionally work outside standard business hours to support project demands across multiple time zones.
- Ability to work in a hybrid environment with a preferred location in Tennessee.
- Willingness to travel as needed for project and client requirements.
Ideally, you'll also have
- Experience supporting State DOT, federal transportation, or large infrastructure programs.
- Experience working on transportation projects in Tennessee or the southeastern United States.
- Active state Real Estate License.
- IRWA membership, or the ability to obtain membership within 60 days of hire.
- Active Notary designation, or the ability to obtain it within 60 days of hire.

And certain roles may be eligible for additional rewards, including merit increases, performance discretionary bonus, and stock.
The base salary range for this position is $80,900.00 to $112,000.00. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
