Property Maintenance ManagerA residential property management company is seeking an experienced Property Maintenance Manager to oversee maintenance operations across a portfolio of condominium and residential properties. This is a hands-on leadership role, supervising maintenance personnel, coordinating contractors, managing preventive maintenance programs, and ensuring building systems remain safe, reliable, and fully operational.Schedule: Full-time, with travel between assigned properties as needed.Compensation: $90,000 to $110,000 per year, based on experience.What You'll Do:The Property Maintenance Manager leads, supervises, and supports maintenance technicians across a portfolio of condominium and residential properties, coordinating the inspection, maintenance, and repair of HVAC, plumbing, electrical, mechanical, and general building systems. This includes working closely with property managers to develop and implement maintenance procedures and property-specific repair plans, creating and managing preventive maintenance schedules, and reviewing, prioritizing, assigning, and monitoring resident and property work orders.The role oversees building repair, renovation, and improvement projects from planning through completion, managing project schedules, budgets, contractors, materials, and internal resources, and selects, coordinates, and monitors third-party contractors and service providers, inspecting completed work for quality, safety, and compliance. The Property Maintenance Manager maintains accurate records of inspections, maintenance activities, work orders, vendor services, and completed repairs using CINC or a similar property management system, monitors technician performance, oversees company vehicle and fleet maintenance, and communicates professionally with residents, property managers, board members, technicians, vendors, and contractors. The role also responds to urgent maintenance situations and helps coordinate emergency repairs when required.Required Qualifications:Previous management or supervisory experience in residential property maintenance, condominium maintenance, facilities management, or a related environmentStrong working knowledge of HVAC, plumbing, electrical, mechanical, and general building systemsHands-on experience diagnosing maintenance problems and coordinating repairsExperience supervising maintenance technicians, contractors, and service providersDemonstrated ability to create and manage preventive maintenance programsStrong project management skills, with the ability to oversee multiple repair and improvement projects simultaneouslyProficiency with Microsoft Office, including Word, Excel, and OutlookStrong organizational, documentation, and problem-solving skillsExcellent leadership skills, with the ability to train, motivate, and hold team members accountableStrong verbal and written communication skillsValid driver's license and ability to travel between assigned properties as neededPreferred Qualifications:Experience with CINC or a similar property management or work order systemExperience managing maintenance operations across multiple residential or condominium propertiesRelevant HVAC, electrical, plumbing, facilities, or property maintenance certificationsExperience overseeing capital improvement or building renovation projectsKnowledge of applicable building codes, workplace safety requirements, and residential property standardsCompensation and Benefits:$90,000 to $110,000 per year, based on experienceMedical, dental, and vision insurance401k retirement planPaid time offTo apply, submit your resume for consideration.
