Its employees consistently rank Moss as one of the best places to work.POSITION SCOPE AND ORGANIZATIONAL IMPACTThis full-time position will interface with the Project Preconstruction Chief to help manage Team Members in compiling comprehensive budgets and GMP.ESSENTIAL JOB DUTIES AND RESPONSIBILITIESManage assigned multiple projects meeting estimating responsibilities & deadlinesUnder the supervision of Preconstruction Chief, successfully Manage a Design Build Project from Concept to Final Contract AwardPerform accurate quantity survey of materials, Skin Study & GSF using On Screen Take Off/BluebeamFrom Concept Drawings and above, ability to "Fill in the Gaps" for missing information from drawings and design documents (Most Trades)Assemble detailed estimates (All Trades), providing takeoff & unit pricing on multiple projectsReview Drawings for missing information and write RFI's for submittal to Architects & Engineers, by TradeFrom Trade Contractors’ proposal, develop bid tab sheets for multiple trades to ensure accurate scopeDevelop comprehensive qualifications and assumptions from bid tabs of Trade ContractorsProvide Cost Savings suggestions by Trade (Most Trades)Communicate with Operations Team regarding site logistics/GR’s/GC’s to be incorporated into estimateProvide multiple progressive estimates with cost variance reconciliation between deliverablesMeet and present to Owners & A/E Team to discuss design & pricing and be able to explain the cost variances and, if required, recommend solutions to bring the project back within budgetFocus on Risk Management regarding qualifications, scope and constructability issuesDocument Review & RFIs: Provide Completeness Reviews & Constructability of Design Documents (Drawings & Specs.)Perform other duties as assignedEDUCATION AND WORK EXPERIENCEGraduate from College/University; 4-Year BS Degree in related fieldMinimum of Eight (8) Years’ previous work experience in PreconstructionExperience in large commercial projects such as office, hospitality, higher education, and sports.Ability to successfully self-manage work assigned with very little directionKnowledge of Summary level and detailed level pricing, by TradePossess analytical skillsAbility to read specifications with clear understanding of subject matter of Trade Specialists;Knowledge of Trade Specific Scope Responsibilities & Unit Pricing (All Trades but MEP)Ability to read, interpret & understand plans proficiently, from Conceptual Drawings to 100% CDsWorking knowledge of constructability details and ability to recognize cost saving opportunities of Multiple TradesPossess detailed knowledge of Trade Specific Scope without having specific information on Design DocumentsAbility to communicate and manage Trade Contractors for Scope-specific ProposalsAbility to communicate internally & externally with Operations, Precon Staff, Trade Contractors & Owners, A/EFocus on Risk Management regarding qualifications, scope and constructability issuesManage Team Members in compiling comprehensive budgets and GMPCommunicate with Operations Team regarding site logistics/GR’s/GC’s to be incorporated into estimateProvide multiple progressive estimates with cost variance reconciliation between deliverablesJOB TITLE: SR.
