Site Based Maintenance Mechanic - Greenleaf (Kenmore)

Position Overview An experienced maintenance professional will maintain, service and repair the housing units in the Greenleaf portfolio located in Kenmore, Washington. The role requires regular preventive maintenance, grounds upkeep and tenant customer service across a diverse tenant group. King County Housing Authority is an independent municipal authority that provides high‑quality affordable housing. The Site‑Based Maintenance Mechanic will perform the following duties: Assist in the maintenance, servicing, repair, and alteration of occupied and vacant housing units, including carpentry, painting, plumbing, heating, air conditioning, electrical, roofing, siding and windows. Install, repair and replace plumbing fixtures, supply lines, waste and sewer lines, sinks, faucets, toilets and related fixtures. Paint surfaces using brushes, rollers and spray equipment; prepare surfaces, prime, mud, texture and repair sheetrock walls. Support grounds maintenance such as mowing, trimming and garbage and junk removal. Develop and design scope of work for unit repairs; advise on best practices, coordinate with other entities, initiate or receive work orders, determine requirements and procure materials, tools and equipment. Maintain unit and building key systems; install and repair locks; produce new or replacement keys. Diagnose equipment failures, replace parts, adjust heating and air conditioning equipment; clean and replace filters, pumps and controls; calibrate controls; perform preventive maintenance including greasing and belt changes. Troubleshoot electrical problems, power lighting, CATV, breakers, DHP, HVAC; replace fixtures, switches, outlets, wiring; troubleshoot outlets, switches, GFI, light fixtures, heaters, thermostats and water heaters. Operate service vehicles, trailers and small engine machinery; inspect, service equipment; maintain inventory; order materials and tools; use purchase card and maintain accounting records. Perform preventive maintenance by inspecting buildings and systems; identify hazards; document and report unsafe conditions or required repairs. Respond to after‑hour emergencies; diagnose and address emergency repair needs; perform services including flood restoration, drywall, insulation, fire restoration, lock change, vandalism restoration, rooter and electrical repairs. Required Qualifications High School diploma or GED AND a minimum of 3 to 5 years of experience in residential building maintenance. Equivalent combination of education and experience may be substituted on a year‑for‑year basis. Required Knowledge Building methods, materials, tools and equipment. Interior and exterior painting, carpentry, plumbing, electrical or mechanical trades. Landscaping and cleaning maintenance. Building systems such as HVAC, boilers, sprinklers, etc. Required Skills and Abilities Troubleshoot mechanical, electrical, natural gas, appliance and plumbing problems to determine the most cost‑effective repair method. Work independently or in a group as a self‑starter. Maintain and service assigned equipment, including generators, weed eaters, mowers and edgers. Understand permitting and inspection processes for large projects. Plan and execute small projects. Work in tight, confined areas or on roofs. Read and interpret diagrams, schematics, blueprints, drawings, specifications and manuals. Maintain effective customer relations with tenants and their families. Special Requirements Final candidates may be required to complete a criminal background check in accordance with applicable law. Must possess a valid driver’s license to travel regularly between work sites. Consent to and pass a Physical Abilities Test and required assessments. Salary & Benefits The starting salary for this position is $38.35 to $40.34 per hour, with a full schedule of $38.35 to $43.51 per hour. Physical Work Environment Work is performed in both indoor and outdoor environments with exposure to dirt, dust, noise, fumes, odors and areas with poor lighting. Incumbents frequently use power and hand tools and machinery. Requirements include bending, lifting, kneeling, climbing, working on ladders and tight spaces, with exposure to electrical, chemical and mechanical hazards inherent to maintenance work.
