Maintenance Technician II

The Maintenance Technician II performs maintenance functions in the community, including rental units, residential common areas, offices, grounds, and parking lots. The role requires a highly diversified base of knowledge and skills needed to maintain the property to satisfy ownership objectives. The Maintenance Technician III requires a strong skill set in the maintenance trade and will guide/mentor Maintenance Technicians I and II. This position is successful when all work orders are getting done correctly and vacant units are getting ready within the standard protocol time with the company.

Duties

• Diagnose and make repairs in such areas as but not limited to, appliances, carpentry, hardware accessories, masonry, painting and basic electricals, plumbing, and HVAC.
• Complete Assigned Service requests and repairs consistent with company procedures. Assist in preparing vacant apartments for market-ready status in accordance with company standards.
• Perform maintenance service orders associated with preventive maintenance programs, building and safety inspections, and annual unit inspections.
• Maintain Grounds and curb appeal through snow removal, landscaping, and trash management activities.
• Be available for on-call activity during off hours and emergency based on predetermined schedules and needs.

Minimum Qualifications and Requirements:

• High school diploma or GED with 5 or more years of related experience or an advanced degree with a minimum of 7 years of related experience
• Knowledge of facilities management standards, concepts, practices, procedures, and policies with the ability to apply them
• Knowledge of electrical, carpentry plumbing, appliances, and HVAC, and Customer service, written communications, oral communications
• Knowledge of computers and facility software
• Ability to provide guidance and mentorship to junior team members
• Ability to communicate effectively both orally and in writing.
• Ability to be flexible and adaptable in various situations.
• Ability to work independently and dependently in a team-driven environment

Preferred Qualifications and Requirements:

• Experience with Asbestos and lead based paint
• Professional certifications such as CAMT or CFC Universal are preferred

Physical Demands and Work Conditions:

• The person in this role must be able to position him/herself (ex: kneel, crawl, crouch down) to fulfill the essential functions of the role more than half the time.
• The person in this role must be able to spend time walking more than half the time.
• This position requires the ability to remain in a stationary position (standing and/or seated more than half the time.
• This position requires the ability to spend less than half the time viewing computer monitors.
• This position operates machinery and/or equipment that requires the constant use of hands/fingers/wrists (ex: typing, sweeping, slicing deli meat, operating the Point-of-Sale system, etc.) more than half the time.
• This position's work area is climate-controlled (heat/AC) less than half the time.
• This position requires work outdoors more than half the time.
• This position is exposed to hazard/chemical materials less than half the time.
• The person in this position must be able to identify and distinguish between colors all of the time.
• This position operates heavy machinery less than half the time
• The person in this position must be able to maneuver (lift, move, carry, slide, etc.) 40-75lbs.

Travel Requirements:

• This position does not commute between regional offices/distribution centers.
• This position requires overnight travel less than 25% - 50% of the time.
• This position requires on-call or emergency response travel 50% - 75% of the time.
