Facilities Maintenance Utility Technician

A Facilities Maintenance Utility Technician is responsible for supporting the Facilities Manager in maintaining all buildings and grounds at FGCC in a safe, clean, and functional condition. This position performs a variety of general maintenance tasks including painting, minor plumbing repairs, pressure washing, roof cleaning (including gutters), and other corrective actions as needed. The technician assists with identifying and addressing facility issues, completing work orders in a timely manner, and helping ensure that all areas of the property are well maintained and presentable. This role also supports various repairs and upkeep to FGCC grounds, contributing to a positive experience for members, guests, and staff.

Duties and Responsibilities

Perform interior and exterior building repairs such as repairing drywall, painting, pressure washing, roof cleaning including gutters and other items deemed necessary.

Assist other Technicians in daily Preventive Maintenance activities such as filter changes, changing belts and condensate pan cleaning for HVAC units, light bulb changes, replacing light ballasts, switches and outlets.

Maintain accurate maintenance logs, follow safety regulations as stated by the Occupational Safety and Health Administration and other agencies, and ensure compliance with building codes.

Report maintenance problems and recommend corrective actions if not within the scope of our capabilities

Provides accurate time and material reports for accounting purposes

Review Safety Data Sheets regularly to be aware of chemicals associated with this position.

Aid in installation of cabling for IT and camera needs

Use Personal Protective Equipment as required.

Performs other duties assigned by Facilities Maintenance Manager.

Qualifications

High School Diploma or GED

Customer Service Experience

Valid TN Driver's License

Key Competencies

General knowledge of building and ground maintenance, including painting, basic plumbing, pressure washing, and minor repairs.

Ability to safely use hand tools, power tools, ladders, and pressure washing equipment.

Ability to work at heights (including climbing ladders) for roof and gutter cleaning and to perform physically demanding tasks (lifting, carrying, bending, standing for extended periods).

Ability to read blueprints and technical manuals.

Strong attention to detail and commitment to maintaining a clean, safe, and presentable environment across all FGCC facilities and grounds.

Ability to follow written and verbal instructions, complete work orders accurately, and prioritize tasks with minimal supervision.

Good problem solving skills with the ability to identify maintenance issues and assist the Manager with appropriate corrective measures.

Dependable, punctual, and able to work a flexible schedule, including occasional weekends or evenings as needed.

Effective communication and teamwork skills to interact professionally with supervisors, coworkers, members, and vendors.

Physical Requirements

Walking and standing for extended periods of time.

Must be able to lift 40 pounds at a time (more with assistance)
