Apartment Maintenance Supervisor

The Maintenance Supervisor is responsible for overseeing the maintenance operations of an assigned apartment community. This position leads, trains, and holds the maintenance team accountable while also performing hands-on maintenance and repair work. The Maintenance Supervisor works closely with the Property Manager and office team to ensure resident work orders, apartment make-readies, preventative maintenance, safety requirements, and property maintenance needs are completed timely and to Northstar Properties' standards.

Essential Duties and Responsibilities

• Supervise, lead, train, coach, and hold the maintenance team accountable for performance, productivity, quality of work, and company expectations.
• Assign, prioritize, and monitor maintenance work orders to ensure they are completed accurately and timely.
• Review and close out completed work orders and ensure proper documentation of work performed.
• Monitor and approve employee timecards and ensure accurate timekeeping.
• Schedule and coordinate maintenance team responsibilities, including on-call coverage.
• Perform hands-on maintenance and repairs, including plumbing, electrical, HVAC, appliances, carpentry, drywall, painting, and general apartment repairs.
• Diagnose maintenance problems and provide technical guidance and support to maintenance team members.
• Oversee apartment make-readies and ensure vacant apartments are completed and ready for new residents.
• Conduct preventative maintenance and routine inspections of buildings, equipment, apartments, and property grounds.
• Ensure swimming pools, pool equipment, and pool areas are properly maintained, clean, and safe.
• Monitor the condition and cleanliness of maintenance shops, storage areas, equipment, common areas, amenities, and grounds.
• Ensure the property is maintained in a clean, safe, and attractive condition.
• Identify and address safety hazards, maintenance deficiencies, and property concerns promptly.
• Ensure maintenance employees follow all safety procedures, including proper PPE, lockout/tagout, ladder safety, lifting techniques, and safe tool and equipment use.
• Maintain and update Safety Data Sheet (SDS/MSDS) information and ensure employees have access to required safety information.
• Maintain accurate inventory of maintenance supplies, parts, tools, and equipment.
• Ensure company tools and equipment are properly maintained, secured, and used appropriately.
• Communicate supply, equipment, staffing, and repair needs to the Property Manager.
• Work closely with the Property Manager and office team to coordinate resident needs, work orders, make-readies, inspections, and property projects.
• Communicate professionally with residents and respond appropriately to maintenance-related concerns and emergencies.
• Participate in and oversee the required maintenance on-call rotation.
• Monitor vendors and contractors performing maintenance or repair work at the property as directed.
• Assist with budgeting and identifying cost-effective solutions for maintenance needs.
• Provide support and maintenance assistance to other Northstar Properties when needed.
• Assist with emergency situations, severe weather response, and other propertyrelated needs.
• Ensure maintenance records, inspections, and required documentation are completed accurately and timely.
• Follow Northstar Properties' mission, core values, policies, procedures, and standards at all times.
• Perform other duties as assigned.

The Maintenance Supervisor is expected to demonstrate strong leadership, accountability, technical knowledge, organization, communication, and problem-solving skills. The Maintenance Supervisor is responsible for developing and holding the maintenance team accountable, ensuring work is completed timely and correctly, maintaining a safe and well-maintained property, and working closely with the office team to provide an excellent resident experience.
