About the Lease‑Up Leasing Consultant Position Responsible for coordinating all activities related to apartment rentals, move‑ins, move‑outs, and lease renewals. Interact directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction. Generate and handle traffic, qualify prospective residents, lease apartments, prepare lease documentation, and complete move‑in paperwork and processing. Ensure model apartments are touring condition. Orient prospective and current residents to the property; process renewal paperwork; ensure monthly delivery of documentation. Maintain accurate records of traffic activity in the computer system. Follow up with prospective residents via phone, mail or email. Convert phone traffic into scheduled appointments with prospective residents to tour the property. Inspect apartments prior to move‑ins and coordinate move‑in/out needs and schedules with maintenance. Create and maintain confidential resident files; review move‑in paperwork with new residents. Complete weekly leasing reports accurately and timely. Complete all open and close procedures daily. Assist with ongoing resident relations by ensuring requests are responded to promptly and accurately. Responsible for shopping competitive properties. Inspect buildings and grounds to ensure safety and cleanliness; alert maintenance to items needing repair. Assist with processing work order requests for residents and ensure timely completion. Provide clerical support such as answering phones, filing, and processing property invoices as needed. Assist with planning and implementing resident activities to increase resident retention. Comply with all company policies, health and safety rules and regulations, and applicable local, state and federal laws. Perform other duties as assigned. Education and Experience High school diploma required. Minimum of one year of previous sales experience preferred. One year of previous residential leasing experience preferred. Skills and Requirements Excellent customer service and interpersonal skills. Prior experience in Yardi Voyager or an equivalent system preferred. Basic knowledge of Microsoft Office Suite (Outlook, Word, PowerPoint, Excel). Excellent communication skills at all levels of management. Ability to handle confidential matters. Work independently and prioritize effectively in a fast‑paced environment. Accurately relay technical concerns with adequate detail. English reading, writing, comprehension, and conversation competence. Proficiency with general office equipment (telephone, fax, printer, copier, key track system). Strong organizational and time‑management skills. Ability to de‑escalate situations involving angry or difficult people. Valid driver’s license, clean driving record and current auto insurance required. Compliance with all safety requirements.
