Maintenance Technician

Residential maintenance work builds a skill set that compounds quickly. Every service request answered, every turn completed, every HVAC system diagnosed adds to a practical knowledge base that transfers directly into lead tech roles, maintenance supervisor positions, and eventually facilities or regional maintenance management. At Karya Property Management, a Maintenance Technician role in Baytown, Texas gives you the day-to-day volume and variety that accelerates that growth. The Technical Core This position touches the full range of residential systems. Plumbing, electrical, HVAC, carpentry, and paint work all fall within scope, which means you're not narrowing your expertise by taking this role. You'll respond to resident work orders, run unit turns and make-readies, and conduct property inspections to catch deferred maintenance before it becomes a larger repair. Tool and inventory management is part of the job too. Knowing what's on the shelf and keeping it stocked keeps your response times tight and your costs predictable. On-call availability is required, so this isn't a strictly scheduled position. That's honest. After-hours work is part of residential maintenance, and if you've done this before, you already know that emergency calls during peak summer months in the Houston area are real. Baytown's heat and humidity put HVAC systems under consistent stress, which means that comfort with diagnostics and preventive maintenance on those systems is genuinely useful here, not just a checkbox on a job posting. What Separates Strong Candidates The basics are a high school diploma or GED and prior maintenance or handyman experience. But the technicians who stand out in a role like this share a few specific habits. They communicate with residents like professionals, not just fix the problem and leave. They anticipate what's likely to fail based on what they're already seeing during inspections. And they work efficiently during turns, because a slow make-ready delays occupancy and puts pressure on the whole team. Hands-on experience with residential plumbing, electrical, HVAC, and carpentry Comfortable working independently and prioritizing tasks without constant direction Valid driver's license and reliable transportation Availability for on-call and flexible scheduling Genuine attention to safety standards and quality workmanship What This Role Builds at Karya Karya Property Management offers health and wellness benefits, strong PTO, and maternity and paternity leave. But the longer-term value of a role like this is what you build in your own career. Technicians who learn to read a property's maintenance patterns, document their work clearly, and collaborate well with the management team are the ones who move into lead or supervisor roles. This position puts you inside those daily operations, working directly alongside property management to triage and prioritize, which gives you visibility into how maintenance decisions affect NOI and resident retention. That context matters when you're ready for the next step. #J-18808-Ljbffr
