What this job involves:

This position is part of a dedicated Fire Life Safety (FLS) team responsible for the inspection, testing, operation, troubleshooting, maintenance, repair, and coordination of fire and life safety systems within assigned facilities.

The Mobile Engineer will support a broad range of Fire Life Safety systems, including fire alarm systems, automatic fire sprinkler systems, standpipes, fire pumps, portable fire extinguishers, commercial kitchen hood suppression systems such as Ansul systems, special hazard suppression systems, fire doors, and associated fire and life safety equipment.

The successful candidate should have hands-on experience with fire and life safety equipment and be capable of identifying abnormal conditions, diagnosing system issues, performing or supporting repairs, coordinating vendor activities, and verifying that systems are restored to normal operation. Strong fire alarm experience is preferred, including initiating devices, notification appliances, voice evacuation systems, field circuits, system interfaces, and fire alarm programming or configuration where applicable.

This position also supports Fire Life Safety inspections, impairments, emergency response, documentation, regulatory compliance, and coordination with internal teams, service vendors, and Authorities Having Jurisdiction as required.

The Mobile Engineer may also provide general building engineering support when necessary. Systems and equipment must be maintained in a safe, reliable, and code-compliant condition while minimizing unnecessary system downtime.

This position is attached to the Collective Bargaining Agreement between JLL and the International Union of Operating Engineers – Local 39.

What is your day to day?

• Perform preventive maintenance, inspections, testing, troubleshooting, and repair activities on fire and life safety systems.

• Inspect, troubleshoot, and support repair of fire alarm systems, including initiating devices, notification appliances, control modules, monitor modules, power supplies, annunciators, communication networks, and fire alarm control panels.

• Troubleshoot initiating devices including smoke detectors, heat detectors, duct detectors, manual pull stations, waterflow switches, valve supervisory switches, pressure switches, and other fire alarm inputs.

• Troubleshoot notification appliances and circuits, including horns, strobes, speakers, speaker/strobes, notification appliance circuits, and associated power supplies.

• Support and troubleshoot fire alarm voice evacuation and emergency communication systems, including amplifiers, speaker circuits, audio equipment, and emergency messaging functions.

• Diagnose fire alarm trouble, supervisory, and alarm conditions, including ground faults, open circuits, short circuits, communication failures, device failures, and power supply issues.

• Perform or support fire alarm system programming, configuration changes, point changes, device replacements, and system modifications based on experience, system access, manufacturer requirements, and site procedures.

• Inspect and support testing and maintenance of automatic fire sprinkler systems, including control valves, waterflow switches, tamper switches, gauges, drains, test connections, piping, and associated sprinkler system components.

• Support troubleshooting and repair activities involving sprinkler system leaks, valve issues, supervisory conditions, damaged components, and other system deficiencies.

• Inspect and support testing of standpipe systems, hose connections, fire department connections, and related components.

• Support inspection, testing, and maintenance activities involving fire pumps, including controllers, supervisory signals, associated valves, and fire alarm monitoring interfaces.

• Inspect and coordinate maintenance of portable fire extinguishers, including verification of proper location, accessibility, physical condition, inspection status, and required service.

• Support inspection, testing, maintenance, and troubleshooting of commercial kitchen hood fire suppression systems, including Ansul and similar wet-chemical suppression systems.

• Verify kitchen suppression system interfaces including fuel shutoff, electrical shutdown, fire alarm monitoring, manual pull stations, and associated system interlocks.

• Support inspection, testing, maintenance, and troubleshooting of special hazard fire suppression systems where installed and applicable.

• Inspect and support the maintenance and repair of fire-rated doors and opening protectives, including doors, frames, closers, hinges, latching hardware, coordinators, gasketing, vision panels, and other associated components.

• Identify fire door deficiencies including damaged doors or frames, missing or damaged components, improper field modifications, excessive clearances, doors that fail to self-close or positively latch, and conditions that could compromise the integrity of the rated assembly.

• Verify proper operation of fire doors equipped with magnetic hold-open devices or other releasing hardware, including their interface with the fire alarm system where applicable.

• Support periodic fire door inspections, deficiency documentation, corrective repairs, and coordination with qualified Fire Life Safety vendors as required.

• Troubleshoot Fire Life Safety interfaces with HVAC equipment, smoke control systems, fire/smoke dampers, elevators, access control systems, sprinkler systems, fire pumps, fire doors, and other life safety equipment.

• Read and interpret fire alarm drawings, sprinkler drawings, riser diagrams, valve charts, fire door documentation, sequence-of-operations documents, point lists, wiring diagrams, and manufacturer technical documentation.

• Assist with scheduled inspections, testing, preventive maintenance, and corrective repairs performed by Fire Life Safety service vendors.

• Coordinate vendor access, system testing, repairs, inspections, and corrective work to ensure work is completed safely and affected systems are properly restored.

• Support Fire Life Safety impairments, including system shutdowns, notifications, compensatory measures, fire watches where required, restoration, and impairment documentation.

• Respond effectively to fire alarm activations, sprinkler system issues, suppression system problems, fire door deficiencies, equipment failures, and other Fire Life Safety emergencies.

• Verify proper system operation and restoration following maintenance, testing, repairs, programming changes, or equipment replacement.

• Identify deficiencies that could affect system reliability, code compliance, or occupant safety and recommend appropriate corrective action.

• Prepare and submit reports documenting conditions found, repairs performed, deficiencies identified, and recommended follow-up actions.

• Maintain accurate records of inspections, testing, repairs, impairments, deficiencies, corrective actions, and equipment history.

• Coordinate with Fire Life Safety vendors, building engineering teams, facilities management, security, electrical, HVAC, plumbing, and other technical groups as required.

• Support regulatory inspections and testing activities involving the Authority Having Jurisdiction when required.

• Maintain familiarity with Fire Life Safety systems installed throughout assigned facilities and continually develop the technical knowledge required to operate and maintain those systems.

• Comply with all site safety procedures, Fire Life Safety procedures, and applicable State, County, and City ordinances, codes, and regulations.

• Attend required technical, safety, and Fire Life Safety training.

• Must be willing and able to support after-hours Fire Life Safety activities, testing, impairments, and emergency response as required.

• Perform other operational tasks that may reasonably be expected of the Mobile Engineer role.

• Candidate will be provided tools required to perform assigned work scope.

Required experience and technical skills :

• Candidate must possess and maintain a valid state driver’s license.

• Minimum of four (4) years of technical experience in building engineering, Fire Life Safety, fire protection, fire alarm service, electrical systems, mechanical systems, or a related technical field.

• Hands-on experience with commercial Fire Life Safety systems.

• Demonstrated knowledge of fire alarm system operation and troubleshooting.

• Experience working with initiating devices, notification appliances, control equipment, modules, field wiring, and fire alarm system power supplies.

• Basic working knowledge of automatic sprinkler systems, including valves, waterflow devices, supervisory devices, drains, gauges, and associated components.

• Familiarity with portable fire extinguisher inspection and maintenance requirements.

• Familiarity with kitchen hood or wet-chemical suppression systems such as Ansul.

• Familiarity with fire-rated doors and opening protectives, including basic inspection requirements, self-closing and latching operation, and identification of common deficiencies.

• Ability to read fire alarm drawings, sprinkler plans, riser diagrams, wiring diagrams, and technical documentation.

• Ability to troubleshoot technical problems using system information, drawings, test equipment, and manufacturer documentation.

• Ability to communicate clearly with technicians, vendors, management, and other building engineering teams.

• Ability to accurately document technical findings, system deficiencies, repairs, and recommended corrective actions.

• Must be able to lift up to 80 lbs. and climb ladders up to 30 ft.

• Type II EPA 608 Certification, where required by the existing Mobile Engineer classification.

Preferred experience and technical skills :

• Strong hands-on experience with fire alarm systems, including advanced troubleshooting.

• Experience with fire alarm system programming, configuration, point changes, or system modifications.

• Experience troubleshooting fire alarm systems from the field device through the control panel and programming level.

• Experience with addressable commercial fire alarm systems.

• Experience with fire alarm voice evacuation and emergency communication systems.

• Experience with wet-pipe, dry-pipe, preaction, or other automatic sprinkler systems.

• Experience with fire pumps and fire pump controllers.

• Experience with portable fire extinguisher inspection, maintenance, or service coordination.

• Experience with Ansul or similar commercial kitchen fire suppression systems.

• Experience with special hazard suppression systems.

• Experience inspecting, maintaining, or coordinating repairs of fire-rated doors and opening protectives.

• Experience troubleshooting Fire Life Safety interfaces involving HVAC, smoke control, elevators, access control, sprinkler systems, fire pumps, and fire doors.

• Working knowledge of applicable Fire Life Safety standards, including NFPA 10, NFPA 13, NFPA 20, NFPA 25, NFPA 72, NFPA 80, and NFPA 96, as applicable to assigned systems.

• NICET certification in Fire Alarm Systems, Inspection and Testing of Water-Based Systems, or another applicable Fire Life Safety discipline.

• Manufacturer-specific fire alarm or fire suppression system training or certifications.

• Experience working in large commercial campuses, critical facilities, or multi-building environments.

Ideal candidate

• The ideal candidate is a technically capable Fire Life Safety professional who understands that life safety is a system of systems rather than any single piece of equipment.

• The candidate should be comfortable working across fire alarm, sprinkler, fire pump, fire extinguisher, special suppression, kitchen suppression, fire door, and associated building interface systems. They should be capable of identifying abnormal conditions, determining probable causes, performing or coordinating corrective actions, and verifying that affected systems have been properly restored.

• Strong candidates will be able to follow an issue from the field device or mechanical component through the associated circuit, piping, or mechanical system and back to the control equipment, fire alarm panel, building interface, and system programming or configuration where applicable.

The successful candidate will combine strong hands-on troubleshooting skills with an understanding of Fire Life Safety compliance, documentation, system impairments, vendor coordination, and the importance of maintaining reliable life safety systems in an occupied commercial environment.

Estimated compensation for this position:

159,120.00 – 159,120.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
