Preconstruction ManagerSouthern Mechanical is seeking an experienced Preconstruction Manager. In this role, you will lead and manage the preconstruction process for multi-family construction projects, from contract issuance project turnover to operations. This role partners with clients, architects, engineers, subcontractors, and internal teams to develop accurate budgets, schedules, scopes of work, and value engineering solutions that position projects for successful execution.The Pre-Construction Manager serves as the primary link between Estimating, Purchasing, Fabrication, Field Operations, and Project Management, ensuring that every project is thoroughly planned before construction begins.The ideal candidate is highly organized, collaborative, and experienced in estimating, constructability reviews, procurement strategies, and client relationship management.Benefits include medical, dental, and vision insurance, company-paid basic life insurance, short-term and long-term disability, 401(k) retirement plan, paid holidays, paid time off (PTO), and professional development and career growth opportunities.Key responsibilities include:Lead the complete preconstruction process from contract through project handoffDevelop and maintain preconstruction schedules, milestones, and deliverablesCoordinate all preconstruction activities across estimating and operationsEnsure projects remain aligned with client goals, budget, and scheduleReview of estimate, proposal, and contract to assureManage subcontractor prequalification and bid solicitationAnalyze bid results and prepare bid leveling comparisonsSupport subcontractor selection and procurement recommendationsIdentify contractual and commercial risksReview owner and subcontract agreementsEvaluate insurance and bonding requirementsIdentify labor market constraintsAssess schedule risksReview liquidated damages provisionsEvaluate procurement and supply chain risksDevelop risk mitigation strategies before project awardAssist with logistics planning and site utilization strategiesEvaluate project risks and recommend mitigation strategiesCoordinate project turnover meetings with project management teamsWork closely with Project Managers, Superintendents, Estimators, and ExecutivesSupport continuous improvement of preconstruction processes and standardsMentor preconstruction staff as neededAnalyze drawings, specifications, and project documents for completeness and accuracyLead formal project turnover meetings with OperationsTransfer complete estimating files and supporting documentationReview scope assumptions, exclusions, and clarificationsCommunicate procurement strategies and long-lead itemsReview project budgets and labor assumptionsEnsure Operations receives a complete and accurate project handoffQualifications include:Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred7+ years of construction experience, preferably in the Multi-family industry, with at least 3 years in a preconstruction or estimating leadership roleStrong understanding of construction methods, materials, and building systemsExperience with conceptual estimating and negotiated workAbility to read and interpret architectural, structural, civil, and MEP drawingsStrong analytical, organizational, and communication skillsProficiency with Microsoft Office Suite, BluebeamExperience with platforms such as Procore, BuildingConnected, or AutodeskCore competencies include:LeadershipStrategic PlanningCost ManagementConstructability AnalysisValue EngineeringClient Relationship ManagementNegotiationRisk AssessmentCommunicationProblem SolvingTime ManagementTeam CollaborationSuccess measures include:Accuracy of project budgets and estimatesTimely completion of preconstruction deliverablesClient satisfaction and repeat businessSuccessful transition of projects to operationsQuality of subcontractor engagement and procurementIdentification of cost savings and value engineering opportunitiesWin rate on negotiated and competitive pursuitsPhysical requirements include:Ability to visit active construction sitesAbility to occasionally lift up to 25 poundsAbility to travel to client meetings and project locations as requiredWorking with our company:Founded in 1992, Southern Mechanical is an operated company headquartered in Nashville, Tennessee.
