Position SummaryPerforms carpentry, electrical, plumbing, HVAC, and other general repairs with little to no supervision. This position performs maintenance on units to provide eligible families and individuals with quality affordable housing, assists residents to achieve independence, revitalizes the community and provides a suitable environment for all that we serve. Essential Duties and ResponsibilitiesThe essential functions include, but are not limited to the following:Makes repairs in accordance with local code and NSPIRE, National Standards for the Physical Inspection of Real Estate.Repairs or replaces plumbing fixtures and fittings; clogged drains and sewer lines, damaged toilets, sinks, bathtubs.Repairs and replaces water heaters.Estimates time and material required for tasks performed.Installs and maintains HVAC equipment.Assists with general repairs to the interior/exterior of buildings and facilities and maintains equipment employing skill in plumbing, carpentry, electrical, mechanical and related trade fields.Maintains inventory of material and equipment needed to perform duties.Makes general repairs to household appliances, power tools and equipment and equipment such as chain saws, pumps, and vehicles.Makes general repairs include checking and maintaining lubricant levels, timing, replacing and adjusting worn or damaged parts.Repairs and replaces damaged walls, roofs, woodwork, floors, gutters and downspouts, fences, gates, doors and door locks, windows, cabinets, peepholes, fans and belts, and insulation.Performs emergency calls as required and works emergency and after-hours as assigned by supervisor.Notifies management concerning need for major repairs or additions to lighting, heating, and ventilating equipment.Assists Maintenance III with general labor duties relevant to more skilled work items involving such things as electrical, plumbing, HVAC, construction, etc.Performs such carpentry work as: hanging doors and installing windows, replacing/repairing door and window hardware, re-glazing windows, installing and/or repairing cabinets and handrails, repairing roofs, gutters and downspouts, replacing floor tiles, and patching plaster walls and ceilings.Performs all other responsibilities as may be assigned by management.Minimum Qualifications (Knowledge, Skills, and Abilities)High school diploma or equivalency; or three to six months related experience and/or training; or equivalent combination of education and experience.Ability to read and comprehend simple instructions, short correspondence, and memos; ability to write simple correspondence; ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.Ability to add and subtract two-digit numbers and to multiply and divide with 10s and 100s; ability to perform these operations using units of American money and weight measurement, volume, and distance.Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions; ability to deal with problems involving a few concrete variables in standardized situations.HVAC experience preferred.Thorough knowledge of power, water, and gas turnoffs, clean out traps, fire extinguishers, and fire hydrants.General knowledge of techniques, methods, materials, and equipment used in plumbing, carpentry, and electrical repairs and household appliances.Able to understand and apply all NSPIRE standards.Skilled in use of various hand and power tools and test equipment.Ability to establish and maintain effective working relationships with other Authority employees and residents.Current valid driver's license unless otherwise negotiated, able to be covered by fleet vehicle insurance. Physical Demands and Work Environment The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this position.
