BUILDING RESIDENT MANAGER JOB DESCRIPTION

POSITION:                                        Building Superintendent

ORGANIZATION:                            27th Street Apartments Corp.

REPORTS TO:                                  Halstead Management Company, LLC and the 27th Street Apartments CORP Board of Directors

LOCATION:                                      New York City

POSITION SUMMARY

The Superintendent will report to the current Managing Agent, Halstead Management Company, LLC, and ultimately, the 27th Street Apartments Corp. Board of Directors. The Superintendent will serve as a part-time resident manager of the building and manage a permanent staff plus any relief employees that may be required. The Superintendent will have overall responsibility for supervising the building staff of 250 West 27th Street and the building and its premises in a manner appropriate for the building, providing services to all unit-owners and/or residents.  The Superintendent should be service-oriented, responsive to unit owners and/or residents and pro-active. In addition, the Superintendent should possess strong interpersonal and communication skills since the Superintendent must interact with: (i) building staff, (ii) building unit owners and/or residents, (iii) Board members, (iv) Managing Agent representatives, (v) vendors and (vi) contractors. The Superintendent is required to reside in the building to maximize servicing the needs of the building and is required to be on call (outside normal work hours) in case of emergencies. Given the importance of the position, the Superintendent’s job requires a strong level of commitment and dedication to the building and requires that he or she be present at certain times of the year.

PRIORITIES AND RESPONSIBILITIES

Provide Pro-Active Leadership

As the resident representative of the Managing Agent and the cooperative’s shareholders, the Superintendent is responsible for managing the staff and the building.  He must perform day-to-day management activities with an emphasis on prevention, rather than correction, and an ability to set priorities that avoid disruption to operations. This entails the Superintendent being accountable for the condition and appearance of the entire building premises at all times. 

Description of Duties -  Without limitation, and recognizing that these duties may from time to time be changed, modified, amended, reduced or expanded in any way in the sole discretion of the Employer, the Employee:

1. Will report to the Board of Directors (the "Board") and to the managing agent (“Halstead Management Co., LLC”), which normally will be the voice of, the Board. It is understood that the Employee is a member of management.  It is therefore expected that the Employee, if so requested,  will attend the meetings of the Board and make such reports as may from time to time be requested either by the Board and/or by the managing agent

1. Is responsible for: keeping all areas of the building up to City codes and ready at all times for appropriate inspections

1. Is responsible for properly collecting, preparing, and placing all garbage and recyclables out for collection on designated days, in accordance with local regulations and building procedures

1. Is responsible for keeping the common areas of the building clean and removing  trash in accordance with Department of Sanitation guidelines

1. Is responsible for maintaining in good standing or obtaining any licenses, permits and/or certificates required to be held now or in the future by the Employee (and the cost to the Employee of renewing any such requisite license and/or certificate will be reimbursed by the Employer)

1. Is responsible for coordinating, supervising and maintaining liaison with residents and with all outside contractors and vendors performing services in or at the building, whether in common areas or resident's units, to assure that such services are being performed safely and within the provisions of the by-laws and such parameters and guidelines as the Board may from time to time prescribe

1. Will notify the managing agent immediately of any practice, procedure or other activity in, at or in connection with the building which the Employee believes may constitute a violation of any governmental code, regulation, ordinance or law, or in way threaten the building, the residents and/or building staff, by-laws or rules and regulation of the Building

1. In general, will do all things deemed reasonable, necessary or desirable by the Employer and the Board to oversee the proper operation of the building

1. Make or attend to necessary emergency repairs and alterations to the building's property

1. Will supervise the moving in and moving out of all  residents, being responsible for  arranging such dates as to ensure a minimum of disturbance in the operation of the building or inconvenience to other residents

1. Will ensure that all residents' repairs and complaints are responded to with proper and timely dispatch and that all requisite work is completed in a professional and timely manner; provided that repairs required on the building's systems take precedence over residents' requests for repairs (except in a resident's emergency). If the Employee deems the request or complaint by any resident to be unreasonable, the Employee will advise the managing agent 

EXPERIENCE AND QUALIFICATIONS

• Outstanding leadership skills, including strong ability to motivate and serve as an example in working with any independent contractors, temporary workers or building staff.
• Exceptional building management skills
• Deep understanding of all aspects of building maintenance, including but not limited to plumbing, electrical, heating, extermination and mechanical functions
• Service oriented, responsive and pro-active attitude 
• Strong interpersonal and relationship-building skills 
• Keen attention to details at all times (e.g. replacement of light bulbs in common areas)
• Understanding of building financials and budgeting skills 
• Articulate with strong communication skills 
• “Can do” attitude and high energy level - ability to be comfortable with change and constantly evolve as building demands change
• Understands that the “work day” does not necessarily have a firm beginning and end
