Assistant Property Manager

Responsibilities Motivate and encourage Leasing Consultants in leasing tasks. Compile, understand and utilize market information on an ongoing basis. Prepare for advancement to Property Manager. Collect rent and ensure all revenue data is posted correctly in the accounting system. File evictions when applicable and stay informed of local laws and policies. Issue lease violations when necessary and work closely with the Property Manager to ensure community guidelines are met. Review and approve applications, ensuring proof of income and applications meet community qualification guidelines. Audit move‑ins and ensure all required payments and leasing documents are completed and uploaded. Ensure residents' billing information is accurate and up‑to‑date. Complete monthly reports in accordance with company guidelines. Assist in preparing and uploading bills, and submitting them for approval. Troubleshoot and resolve resident situations before escalation to the Property Manager. Assist with leasing when necessary and conduct tours. Take escalated service requests and coordinate with the property team to meet customer‑service standards. Work closely with the Property Manager to maintain budgeted occupancy and leasing goals. Assist with hosting resident functions and maximizing renewals. May work one weekend a month. Qualifications Valid driver’s license. 1+ year’s experience in property management or real estate preferred. High school diploma required; post‑secondary education in business, property management, or related field preferred. Skills, Knowledge, and Abilities Excellent computer skills, verbal communication, math, and reasoning skills. Strong negotiating and sales abilities. Leadership, interpersonal, and organizational skills. Effective time‑management skills and attention to detail. Knowledge of Microsoft Office (Excel, Word, etc.). Proficiency with Internet, email, and social‑media marketing for community promotion. Knowledge of property‑management software (Onesite, Yardi, RealPage, Knock, RentCafe, Resman, etc.). Understanding of business practices and principles. Ability to handle multiple projects and tasks simultaneously. Ability to cope with stress in a composed manner. Respect for confidentiality. Ability to work independently as well as collaboratively in a team environment. Flexible to work evenings, weekends, and holidays as needed.
