Senior Title Agent — Real Estate Research & Closings

HDR Engineering, Inc. is seeking an experienced, detail-oriented Senior Title Agent to support operations in Ohio, Pennsylvania, West Virginia and surrounding areas. The role involves conducting complex research on properties primarily throughout the Northeast region, evaluating documents, and providing recommendations. Key Responsibilities Conduct comprehensive and complex title searches and examinations of public records to determine the legal condition of property titles. Analyze and interpret real estate documents (deeds, mortgages, easements, liens, surveys, etc.) to identify encumbrances or defects. Identify and resolve title issues, such as breaks in the chain of title, boundary disputes, heirship issues, and unreleased liens to facilitate a clear title. Retrieve records from municipality offices, including online databases and in-person visits. Conduct on-site research at local courthouses when necessary. Serve as subject matter expert, providing guidance and recommendations to clients and junior staff on complex title matters. Collaborate with clients, project managers, surveyors, and other stakeholders to promote timely closings. Train, mentor, and provide guidance to junior title agents and support staff. Manage a portfolio of complex title files, prioritizing tasks to meet deadlines. Prepare and execute closing documents. Coordinate with title companies, attorneys, surveyors, and clients for payments and conveyances. Process expenses incidental to the transfer of title. Preferred Qualifications Degree or certification in right of way, title, paralegal, real property law, mortgage lending, or equivalent experience. Ability to manage large projects and work independently. Excellent attention to detail and strong interpersonal skills. Experience with metes and bounds descriptions, adjoiner reports, and legal documents (deeds, easements, lien releases). Understanding of the Uniform Relocation Act, Eminent Domain Process, and applicable statutes and ordinances. Relevant registrations, licensing, and prequalification required by Ohio state or ODOT. Ability to work collaboratively with peers and teams. Pass a drug test if requested by client. Required Qualifications Minimum of 5 years experience in right of way, title, paralegal, real property law, or mortgage lending. Knowledge of real estate title practices and principles including underwriting, title insurance, and public records research. Ability to review real estate documents such as design plans, construction plans, appraisals, environmental documents, surveys, deeds, easements, deeds of trust, mechanics liens, tax liens, judgments, assessments, probates, and other matters of record. Strong interpersonal skills and excellent oral and written communication. Understanding of the Uniform Relocation Act, Eminent Domain Process, and applicable statutes and ordinances. Independent work ability with minimal direction and focus on meeting deadlines on multiple assignments. High motivation with ability to prioritize and direct others. Holding a certificate/license where required in the states of work. Solid organizational and planning skills. Database, ProjectWise, and GIS familiarity a plus. Proficiency with MS Office Suite, Webex, and Teams.
