Salary: $85,000-$120,000

The Project Manager (PM) is responsible for overseeing residential and commercial construction projects from conception through completion. This individual will ensure that projects are delivered on time, within scope, and within budget while maintaining the highest standards of quality and client satisfaction. The PM is also accountable for achieving annual sales and project management goals established by company leadership. The Senior Project Manager (SPM) is also responsible for developing new business, and supporting company growth through leadership and mentorship.

Responsibilities:

Project Oversight & Execution

  • Manage all aspects of assigned construction projects, ensuring adherence to quality, budget, and schedule expectations.
  • Oversee multiple crews (typically 36 employees total) and subcontractors to ensure efficiency, productivity, and safety on-site.
  • Take full, single-source responsibility for project successfrom pre-design and estimating through construction and closeout.
  • Prepare and manage project documentation, including budgets, schedules, contracts, RFIs, submittals, and change orders.
  • Generate timely and accurate billing, cost reports, and progress updates for senior management.

Client & Stakeholder Relations

  • Serve as the primary point of contact for clients, architects, engineers, and consultants throughout all phases of the project.
  • Build, nurture, and maintain strong relationships with existing clients while continually expanding your professional network.
  • Ensure the highest level of customer satisfaction and communication transparency throughout each project.

Sales & Business Development

  • Pursue, estimate, and secure new construction projects in alignment with company goals.
  • Support leadership with project forecasting, staffing projections, and business development initiatives.
  • Promote the Cape Associates brand and reputation through professional interactions and community engagement.

Leadership & Continuous Improvement

  • Provide mentorship, oversight, and development for assigned staff members and field crews.
  • Contribute to refining and implementing company best practices and standard operating procedures.
  • Maintain a strong commitment to safety, quality craftsmanship, and operational excellence.

Qualifications & Requirements:

Required

  • PM: Minimum 5 years of construction project management experience, preferably within residential construction. SPM: Minimum of 7 years of construction project management experience, preferably within residential construction.
  • Proven ability to manage multiple projects simultaneously from start to finish.
  • Strong knowledge of building codes, construction means and methods, and project sequencing.
  • Exceptional organizational skills and attention to detail.
  • Excellent communication and interpersonal abilities, with a customer-first mindset.
  • Proficiency in project management software (e.g., Buildertrend, Foundation, Work Max or similar), Microsoft Office Suite, and scheduling tools.
  • Valid drivers license and reliable transportation.

Preferred:

  • PM: Massachusetts Construction Supervisors License (CSL), or willingness to obtain within one year of hire. SPM: Must have CSL.
  • Bachelors degree in Construction Management, Engineering, or related field (or equivalent experience).
  • Experience working with design-build projects and client-driven custom construction.
  • Demonstrated success meeting or exceeding sales and project management goals.

Physical Requirements:

  • This is largely a sitting role; however, some standing and movement is required. This includes the ability to lift files, open filing cabinets and bend or stand as necessary. Occasionally, heavy lifting up to 50 pounds may .
