Community Manager - Build to Rent

Community Manager (BTR) – Chattanooga, TN Location: Chattanooga, TN – 3200 N. Hawthorne St, Anchor Point. Company: Maymont Homes – a subsidiary of Brookfield Asset Management that manages over 20,000 homes across 47+ markets and focuses on innovation, quality, and genuine care. Responsibilities Primary Responsibilities: Manage day‑to‑day operations of the build‑to‑rent community in Chattanooga, TN. Oversee team members, daily activities, and resources to achieve budgeted financial and operational goals while ensuring compliance with company policies and applicable housing laws. Ensure the community, homes, and common areas are prepared for daily leasing and residential activities. Welcome prospective residents, guide them through the community, and conduct new home tours. Provide information on leasing processes and respond to inquiries, requests, and concerns via telephone and email. Interview sales and onsite leasing candidates and oversee onboarding of new BTR team members. Facilitate and lead BTR‑specific company training and manage onsite leasing operational performance. Contribute to the development of budgets by analyzing financial statements, marketing information, and operational reports. Meet targeted revenues by assessing market rent rates, ensuring timely rent and fee collection, and preparing financial status reports. Assist suppliers, contractors, and service providers, ensuring work meets contractual obligations. Control expenditures to stay within approved budgets or targets. Oversee lease enforcement, including application review, discounts, renewals, inspections, notices, evictions, and fee collection. Analyze market and economic trends to implement short‑ and long‑term marketing and leasing strategies. Promote resident satisfaction and retention by addressing complaints, questions, and requests promptly. Follow up with prospects and new residents to ensure satisfaction and foster relationships. Conduct regular property inspections to ensure safety, cleanliness, and curb appeal. Utilize property management systems for social media, reputation management, resident ledgers, service requests, and prospect data. Respond promptly and courteously to residents and owner concerns and take proactive actions to resolve issues. Skills & Competencies Associate degree or higher preferred, but not required. Lease‑up/New construction property management experience preferred. Active Real Estate, Property Manager, or Property Manager in Charge license in the State of Georgia. ≥3 years of onsite operations management experience in build‑to‑rent, new home sales, new construction/lease‑up, hospitality, retail, or multi‑family property management. CAM, NALP, CPM designations preferred. Advanced computer/technology proficiency (Property Management Systems, CRMs, Word, Excel, PowerPoint). Excellent written and verbal communication skills. Strong customer‑service skills in a fast‑paced environment. Detail‑oriented with ability to produce high‑quality work under deadlines and multitask. Ability to thrive in a high‑volume, data entry, and processing work environment. Essential Job Functions Represent Maymont Homes as onsite Community Manager at assigned BTR locations. Perform other duties as assigned by supervisor or leadership. Key Metrics & Responsibilities Net operating income, occupancy, and stabilization metrics. Customer satisfaction measured by KPI through reputation management software. Ensure direct reports complete assigned training by set deadlines. Benefits 5% 401(k) match.
