Assistant Community Manager

Company Overview Asset Living is a third‑party management firm founded in 1986 that partners with real‑estate communities nationwide. The company manages a diversified portfolio of multifamily, single‑family rentals, affordable housing, build‑to‑rent, active‑adult, and student housing properties across the United States. Assistant Community Manager The Assistant Community Manager reports to the Community Manager and oversees daily operations, financial performance, and staff management of a residential property. The role includes rent collection, lease management, maintenance coordination, personnel supervision, and compliance with company policies and legal regulations. Essential Duties & Responsibilities Financial Management Post all payments and income from residents and non‑resident applicants accurately, timely, and efficiently. Process and reconcile daily account receivables. Monitor and follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions. Assist the property in meeting budgeted revenues, expenses, and Net Operating Income. Post all charges to resident accounts, including bill‑back of utilities where applicable. Perform end‑of‑month closing procedures and reporting. Maintain accurate records and audit resident files for accuracy. Walk units and post move‑out charges, statements, and security deposit refunds. Personnel Management Attend onsite daily on a regular basis. Screen, hire, train, coach, and develop onsite staff in accordance with company directives. Provide ongoing training, coaching, counseling, and guidance to ensure staff performance. Promote staff harmony, quality job performance, and effective leadership. Ensure staff compliance with company policies and procedures. Oversee leasing activities, including application handling, lease signing, and documentation. Execute marketing strategies implemented in the annual marketing plan. Address resident complaints, concerns, and requests to maintain resident satisfaction. Develop and implement resident retention programs. Show, lease, and move in prospective residents. Administrative Management Provide excellent customer service and monitor maintenance response times. Maintain property appearance and ensure timely completion of repairs through inspections. Supervise all business functions related to property operations. Plan resource, equipment, and supply usage economically, including vendor bid acquisition. Education & Experience High School Diploma or equivalent; a bachelor’s degree preferred, or two years of housing‑industry experience, or one‑to‑two years of related experience and training. Basic computer skills and proficiency with onsite software functions. Knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Requires remaining stationary or standing/sitting for prolonged periods, repeat wrist and hand motions, and commuting between work locations. Requires moving around to perform tasks, including work on ladders, stairs, scaffolding, and ramps. Requires lifting or moving objects up to 25 lbs., operating machinery, motor vehicles, or golf carts, working overtime, weekends, night hours, and in various environmental conditions.
