Our mission is to ensure that every older adult has the opportunity to live a full life of connection and purpose in a dynamic, supportive environment.The Maintenance Mechanic III (MM III) will be responsible for the efficient operation, maintenance, security, and administration of the physical facilities and grounds, ensuring they are safe, clean, and attractive at all times. The MM III will serve as the maintenance team leader, assigning work to other maintenance staff and ensuring that work orders and turnovers are completed on time and in accordance with industry standards. The MM III will supervise, coach, and evaluate the other maintenance staff.The MM III will participate in maintenance activities, conduct periodic inspections of the physical plant, mechanical systems, and grounds, and maintain maintenance records in compliance with 2Life standards and government regulations. The MM III will purchase and control the maintenance inventory to minimize waste and prevent theft. The MM III will oversee facility security, including key control, security equipment maintenance, and parking lot use. The MM III will report on the status of the physical facilities to the Executive Director and make recommendations for resolving problems and providing improvements to the facility.Essential Job FunctionsSupervise, coach, and evaluate the maintenance staff and contractorsComply with 2Life standards and HUD, Spectrum, and other regulatory agency standardsInteract with residents in a sensitive manner and promptly report any concernsEstablish and maintain an inventory management system for all equipment, tools, and maintenance suppliesDevelop specifications for hiring contractors and participate in bid procurementPrepare purchase orders for the Executive Director's approvalAssist the Executive Director in preparing the annual budget and controlling costsPerform or delegate mechanical tasks and repairsEstablish and maintain preventive maintenance schedulesConduct routine and annual inspections of the entire property; maintain building systems and groundsEnsure that vacant units are prepared for re-rentalResponsible for the monthly and annual pest control inspections and follow-up treatmentEnsure that there is a staff person on-site 24/7, able to address emergenciesParticipate in snow removal activities, certifying that the walkways and lots are clearReport any accident, injury, or safety concerns to the Director of Facilities/Executive Director and complete incident reports immediatelyProvide emergency and Back-up Mechanic coverage as assignedMaintain equipment in commercial kitchens in proper working orderWork with on-site construction superintendents and/or 2Life construction project management to provide information and resolve any building operations/maintenance issues arising from construction activityWork with the 2Life Senior Manager of Safety and Security on Life Safety and Hazardous Communications programs and documentationKnowledge, Skills & AbilitiesMinimum of three years of experience as a superintendent or supervisor in a residential buildingKnowledge of OSHA regulationsProficiency in computer softwareHVAC certificate requiredKnowledge of elevators and high-rise building systems a mustWorking knowledge of high-efficiency boilers, heating plants, plumbing, heating, blacksmithing, and electrical systemsKnowledge of Green InitiativesExperience with or ability to learn geothermal and photovoltaic systemsAbility to plan, create, and utilize organized task management and communication toolsAbility to obtain Hoisting License, drive Bobcat, VentracLEED certification desirableSupervisory ResponsibilitySupervises Maintenance TeamOversees the work of outside service techniciansWorking Conditions/Physical DemandsAbility to frequently lift and/or move objects weighing up to 50 poundsAbility to safely use hand and power toolsWhile performing the duties of this job, the employee is regularly required to stand, walk, stoop, kneel, climb, etcAbility to work outdoors in winter conditionsAbility to work in an environment under construction (noise, dust, etc.)Beyond the Paycheck: Why You'll Love Working Here:We don't just offer a job; we invest in your entire life.
