Position Summary The Senior Water Systems Specialist serves as a senior field and technical resource supporting Dominium’s water conservation and water system maintenance initiatives. This position diagnoses and troubleshoots complex equipment issues, performs preventive and corrective maintenance, supports leak identification and remediation, and helps ensure water-monitoring and leak-detection systems remain operational across the portfolio. In addition to performing field work, the Senior Water Systems Specialist provides technical guidance and training to Water Systems Specialists, property teams, and Corporate Maintenance employees and supports consistent maintenance practices and service standards across assigned properties. This position provides field leadership but does not have direct supervisory responsibility for Water Systems Specialists. This is a remote, regionally based and site-based position that is not assigned to a Dominium corporate or regional office. The position requires regular travel to Dominium properties and is expected to perform work at property sites on most workdays, with administrative responsibilities completed remotely when not in the field. Essential Functions Serves as a primary technical escalation resource for complex issues involving water-monitoring systems, meters, routers, communication devices, leak-detection systems, and related equipment. Diagnoses and troubleshoots non-functioning or unreliable routers, meters, communication equipment, and related water-system components to restore system functionality. Performs scheduled preventive and corrective maintenance, including systematic battery replacement based on equipment age, system performance, and operational priorities. Reviews water-monitoring system alerts, reports, usage data, property information, and work requests to identify potential leaks, equipment failures, abnormal water conditions, and other service needs. Investigates and addresses water leaks within the scope of the position and coordinates with property maintenance teams, vendors, or other resources when specialized or additional remediation is required. Provides field leadership and technical guidance to Water Systems Specialists, including assistance with troubleshooting, complex service issues, work practices, and the application of established procedures. Provides training to Water Systems Specialists, property staff, Regional Maintenance Managers, Regional Maintenance Specialists, and other Corporate Maintenance employees regarding water-monitoring equipment, leak-detection systems, preventive maintenance, troubleshooting, and established procedures. Assists the Water Systems Coordinator with identifying recurring equipment issues, service trends, training needs, resource needs, and opportunities to improve maintenance procedures and service standards. Verifies that completed work meets established standards and that repaired or replaced equipment is communicating and functioning properly following service. Communicates outstanding repair, replacement, warranty, vendor-support, and remediation needs to the Water Systems Coordinator and assists with follow-through as assigned. Maintains accurate documentation of inspections, service activities, equipment replacements, battery changes, identified leaks, repairs, completed work, and outstanding needs. Supports new equipment installations, system upgrades, testing, and other water-conservation initiatives as assigned. Travels to assigned properties to perform preventive and corrective maintenance, address complex service issues, provide technical support, and deliver training. Performs other duties as assigned. QUALIFICATIONS : (Knowledge, Skills, Abilities, Education, Training and Experience.) High school diploma or equivalent required. Technical or vocational training in plumbing, building maintenance, facilities maintenance, utilities, or a related trade preferred. Minimum of four years of experience in multifamily property maintenance, plumbing, facilities maintenance, building systems, utility operations, or a related technical field. Multifamily property maintenance experience strongly preferred. Demonstrated experience diagnosing complex equipment or building-system issues and serving as a technical resource to other employees. Experience identifying and repairing water leaks required. Experience troubleshooting water meters, submeters, leak-detection systems, routers, gateways, sensors, or other connected building equipment preferred. Advanced working knowledge of plumbing systems, common residential plumbing repairs, preventive maintenance, and equipment troubleshooting. Mechanical aptitude and demonstrated ability to independently diagnose equipment issues and complete hands-on repairs. Ability to safely and effectively use hand tools, power tools, and other equipment necessary to perform assigned maintenance and repair work. Ability to read and interpret system alerts, usage data, work orders, equipment instructions, technical information, and maintenance procedures. Ability to train and provide technical guidance to employees with varying levels of water-system and maintenance experience. Ability to use Microsoft Outlook and Teams, mobile devices, work-order systems, water-monitoring and leak-detection platforms, property-management systems, and other applicable technology. Strong problem-solving, organizational, communication, and follow-through skills with a high level of attention to detail. Ability to work independently, prioritize assigned work, and appropriately escalates complex or specialized repairs. Ability to communicate effectively and work collaboratively with property teams, Corporate Maintenance, vendors, and other business partners. Valid driver’s license, reliable transportation, and vehicle insurance required. Ability to travel regularly between assigned properties and up to 50% overnight or out of state.
