Director of Maintenance

Role Overview We are seeking a proactive and skilled Director of Maintenance to oversee the physical plant of our skilled nursing facility. You will be responsible for ensuring a safe, functional, and comfortable environment for our residents, staff, and visitors. This role is "hands-on," requiring a mix of high-level facility management and direct repair work in plumbing, electrical, and HVAC systems. Key Responsibilities Preventative Maintenance: Implement and manage a rigorous schedule for all equipment, including life safety systems (fire alarms, sprinklers, generators). General Repairs: Perform "first-fix" repairs on plumbing (clogs, leaks, fixtures), electrical (switches, ballasts, outlets), and carpentry (drywall, painting, furniture). Regulatory Compliance: Ensure the facility meets all Life Safety Codes, OSHA standards, and Department of Health regulations. Maintain accurate documentation for state surveys. Vendor Management: Oversee external contractors for specialized work (HVAC, elevator, roofing) and manage the maintenance budget. Safety Leadership: Lead the safety committee and manage emergency preparedness drills. Required Skills & Qualifications Technical Proficiency: Proven experience in basic plumbing, electrical, and mechanical repairs. Healthcare Experience: Knowledge of NFPA 101 Life Safety Code and CMS regulations is highly preferred. Leadership: Experience managing a small team or directing outside vendors. Communication: Ability to interact warmly and respectfully with elderly residents and their families. Facility Emergencies: Although not common these do hapen and candidate needs to be available to manage. Physical Requirements Ability to lift up to 50 lbs.
