Marketing Director (Growth Opportunity) | Multifamily & Student Housing | Madison, WI A growing real estate development and property management company is seeking a Marketing Director to lead property-level marketing across a portfolio of conventional multifamily and student housing communities in Madison, WI. While the title is Marketing Director , the role currently operates at a Marketing Manager level with a clear path to grow into a true Director position as the company continues to expand. This is an outstanding opportunity for a hands-on multifamily marketing professional who enjoys owning the entire marketing function, working independently, and making a measurable impact. This is not a corporate marketing role. We\'re looking for someone who thrives in an entrepreneurial environment, enjoys rolling up their sleeves, and has deep experience managing property marketing—not someone who relies on a large support team or agency to execute. You\'ll work closely with the Director of Operations and Sales Director while supervising one Marketing Coordinator, leading all digital marketing efforts from strategy through execution. What You\'ll Do Develop and execute property-specific marketing strategies that drive qualified leads and occupancy Manage Entrata marketing functions, including CRM, APIs, tracking numbers, and reporting Build, manage, and optimize Google Ads campaigns—this is a hands-on role, not simply vendor oversight Oversee and troubleshoot ILS performance across highly competitive lease-up and stabilized communities Analyze campaign performance using metrics including cost per lead, cost per lease, traffic, and conversion rates Develop annual marketing budgets for each property and monitor marketing spend Manage relationships with third-party vendors including Google Ads partners, ILS providers, website developers, SEO partners, and other marketing agencies Support lease-up initiatives, branding efforts, website optimization, local SEO, and digital lead generation Coordinate Matterport tours, virtual staging, and other digital marketing assets Partner closely with Operations and Leasing to align marketing initiatives with occupancy goals Supervise and mentor one Marketing Coordinator while maintaining a highly collaborative working relationship with leadership The Ideal Candidate Will Bring 3+ years of multifamily marketing experience, preferably across both conventional and student housing portfolios Hands-on Entrata experience (required), including CRM, marketing tools, APIs, tracking numbers, and reporting Proven experience personally managing and optimizing Google Ads campaigns Strong knowledge of ILS platforms and the ability to troubleshoot listing performance in competitive markets Experience developing annual marketing budgets by property Strong understanding of marketing analytics, including cost per lead, cost per lease, ROI, and campaign performance Experience managing third-party marketing vendors and digital partners Familiarity with Matterport, virtual tours, virtual staging, and emerging marketing technologies Experience with AI leasing tools such as Meet Elise is a plus Ability to work independently with minimal oversight while managing multiple priorities Why Join?
