Position Overview:

The Building Assessment Technician position supports Engineers, Project Managers, and Design Consultants by performing field investigations and facility condition assessments for commercial and industrial facilities. This position evaluates existing electrical distribution systems, documents field conditions, and performs 3D LiDAR scanning to support capital planning, facility renovations, and remodel projects.

Key Responsibilities:

• Conduct field inspections of commercial and industrial electrical distribution equipment, including switchgear, panelboards, transformers, motor control centers (MCCs), and disconnects.

• Trace electrical distribution circuits and document existing conditions to support electrical single-line diagrams and facility floorplans.

• Perform facility condition assessments to evaluate equipment condition, aging infrastructure, and existing installations.

• Operate 3D LiDAR scanners and other field equipment to capture accurate spatial data of electrical rooms and facility interiors.

• Review existing facility and electrical drawings and document field conditions using field applications, photographs, sketches, and other appropriate tools.

• Assist with the preparation of updated facility electrical as-built drawings, assessment reports, and project status documentation.

Required Qualifications:

• Strong working knowledge of commercial or industrial electrical distribution systems and equipment.

• Ability to read, interpret, and sketch electrical single-line diagrams, floorplans, and electrical submittals.

• Ability to operate tablet- and smartphone-based field applications and learn specialized field equipment, including 3D laser scanners and other assessment tools.

• Familiarity with electrical safety standards, including NFPA 70E requirements, PPE, and OSHA guidelines.

• Ability to communicate with Engineers, Project Managers, clients, and facility personnel promptly and professionally.

Education and Experience:

• 3+ years of experience working directly with commercial or industrial electrical distribution systems as a Journeyman Electrician, Industrial Maintenance Technician, Facility Maintenance Technician, Field Inspector, Commissioning Technician, or similar role.

• Prior experience with facility inspections, field surveys, or electrical system assessments preferred.

• Licensed Journeyman/Master Electrician, ICC Commercial Electrical Inspector (E2), or IAEI Certified Electrical Inspector credentials preferred.

• Familiarity with AutoCAD, Revit, SKM, ETAP, or EasyPower preferred.

Physical Requirements:

• Primarily field-based with office work required for documentation and project coordination.

• Ability to walk through commercial and industrial facilities for extended periods while performing field inspections.

• Ability to access electrical rooms and other facility areas required for field verification.

• Ability to carry and operate field equipment, including tablets, cameras, and 3D scanning equipment.

• Travel to client facilities and project sites may be required.
