LEAD FACILITIES TECHNICIAN Join Perry Technical Institute as a Lead Facilities Technician and enjoy a four-day work week, outstanding employer-paid benefits, and the opportunity to help maintain a beautiful campus that serves students and the community. This full-time position is scheduled Monday through Thursday, 7:30 AM to 5:30 PM, with overtime as required. The Lead Facilities Technician is the department's working lead and serves as the day-to-day leader for maintenance activities and assigned operations. Under the general direction of the Maintenance Manager, this position provides leadership, technical expertise, and operational coordination while actively performing skilled maintenance work alongside the team. This position plans, coordinates, assigns, and prioritizes daily maintenance activities; leads assigned projects through successful completion; and mentors maintenance staff to promote accountability, professional growth, and quality workmanship. The Lead Facilities Technician serves as a technical resource across multiple building trades and is expected to independently diagnose complex facility issues, develop practical solutions, coordinate resources, and ensure work is completed safely, efficiently, and correctly the first time. Success in this role requires exceptional craftsmanship, sound judgment, strong leadership, and the ability to balance competing priorities while maintaining a safe, reliable, and attractive campus. working conditions: Duties are performed on campus and off-site as needed. Working effectively and collaboratively in a team environment is a must. Working conditions are as follows: Working indoors and outdoors is required. When working outdoors, may be subject to inclement weather. The work may be strenuous at times and may include lifting heavy objects, and standing, stooping, and kneeling for long periods. Risks include injury from falls, burns, cuts, and exposure to inclement weather. Workers must follow strict safety procedures to avoid injuries.

- High school diploma or general equivalency diploma (GED).
- Five (5) years of progressively responsible commercial or institutional facilities maintenance experience, including demonstrated experience in troubleshooting, repair, project coordination, and team leadership, or an equivalent combination of education and experience that demonstrates the knowledge and abilities required to perform the essential functions of the position.
- Five (5) years of experience leading maintenance personnel or skilled trades teams, with responsibility for assigning work, coordinating resources, supporting performance, and achieving operational goals.
- Demonstrated experience in multiple building trades, including plumbing, electrical, HVAC, carpentry, or related facilities maintenance disciplines.
- Strong organizational, planning, communication, and decision-making skills with demonstrated experience successfully planning, coordinating, and completing complex maintenance projects involving multiple resources, competing priorities, and established deadlines.
- Ability to resolve conflicts professionally, exercise sound judgment, and maintain quality, safety, and operational standards.
- Ability to read and interpret work orders, operating manuals, technical drawings, and building plans.
- Strong written and verbal communication skills with the ability to accurately document completed work.
- Must be willing to consent to a drug test.
- Must be able to read, speak, and effectively communicate in English.
- Will on occasion be required to drive on behalf of Perry Technical Institute. Employee must possess a working vehicle, hold a valid driver's license, have an acceptable driving record, and produce proof of insurance.
- Ten (10) or more years of progressively responsible commercial or institutional facilities maintenance experience, including experience in a lead or supervisory capacity.
- Experience maintaining complex facilities such as educational, healthcare, manufacturing, or other commercial environments.
- Broad knowledge of multiple building systems and trades, including carpentry, drywall, painting, flooring, doors and hardware, plumbing, electrical, HVAC, and mechanical systems.
- Experience coordinating maintenance projects, contractors, and vendors from planning through completion.
- Experience using computerized maintenance management systems (CMMS), such as FMX, and related administrative software.
- Experience installing, troubleshooting, maintaining, and repairing commercial irrigation systems and related components.
- Possession of or ability to obtain applicable certifications, such as pesticide applicator, forklift, and/or Mobile Elevating Work Platform (MEWP).
- Experience operating snow removal equipment, including plow trucks and snow blowers.
- Provide day-to-day leadership and direction to maintenance staff, student workers, and temporary labor personnel by assigning work, balancing workloads, establishing priorities, and ensuring work is completed safely, efficiently, and in accordance with Institute standards.
- Provide technical guidance, coaching, training, and constructive feedback to maintenance personnel while promoting accountability, teamwork, safety, and professional growth.
- Monitor work quality, productivity, and timeliness, addressing performance issues as appropriate and recognizing successful performance.
- Lead assigned maintenance projects from planning through completion by coordinating resources, resolving issues, monitoring progress, and ensuring successful project outcomes.
- Serve as a key operational resource to the Maintenance Manager by identifying facility needs, recommending solutions, providing project updates, and supporting continuous improvement initiatives.
- Exercise independent judgment in adjusting work priorities, resolving maintenance issues, allocating resources, and determining when additional support, contractors, or specialized expertise are required.
- Plan, coordinate, and lead assigned maintenance projects from initiation through completion by organizing labor, materials, equipment, schedules, contractors, and other resources to ensure projects are completed safely, efficiently, on time, and within established scope.
- Monitor project progress; identify and resolve issues and risks; adjust resources as needed; and communicate project status, challenges, and recommendations to the Maintenance Manager.
- Coordinate project activities with campus departments to minimize operational impacts, including facility access, shutdowns, scheduling, and occupant communication, as appropriate.
- Verify completed work meets Institute standards for quality, scope, safety, and contractor performance prior to project closeout.
- Perform and provide technical leadership for preventive, corrective, and routine maintenance activities involving campus buildings, grounds, equipment, infrastructure, and related systems.
- Inspect facilities, equipment, and grounds to identify maintenance needs, safety concerns, recurring issues, and opportunities for improvement.
- Diagnose, troubleshoot, repair, and maintain building systems, including plumbing, commercial doors and hardware, lighting, motors, mechanical systems, and related components within the scope of the position.
- Perform and provide technical guidance for carpentry, drywall repair, painting, flooring, general construction, and other skilled building maintenance activities requiring quality craftsmanship.
- Install, troubleshoot, repair, maintain, and winterize commercial irrigation systems, including controllers, timers, valves, pumps, filters, and related components.
- Perform and oversee grounds maintenance activities, including mowing, edging, trimming, pruning, weed control, seasonal landscape maintenance, debris removal, and snow and ice removal.
- Apply pesticides, herbicides, and fertilizers safely and in accordance with applicable regulations, training requirements, and Institute policies.
- Read and interpret work orders, floor plans, blueprints, technical drawings, and equipment manuals to complete work accurately and provide technical support to the maintenance team.
- Coordinate specialized repairs and licensed contractor support when work exceeds the scope of the position.
- Perform work that reflects a high standard of safety, craftsmanship, quality, and attention to detail.
- Utilize the Institute's computerized maintenance management system (FMX) to manage work orders; document inspections, repairs, labor, materials, and completed work; and maintain accurate maintenance, equipment, and inventory records.
- Plan, prioritize, schedule, coordinate, and monitor daily preventive, corrective, and routine maintenance operations, including work performed by vendors and contractors, while communicating operational priorities and maintenance needs to the Maintenance Manager.
- Safely operate, inspect, maintain, and perform basic maintenance on hand tools, power tools, forklifts, pallet jacks, ladders, lifts, and other maintenance equipment required to perform assigned duties.
- Maintain organized, safe, and efficient maintenance shops, storage areas, equipment, vehicles (if applicable), and work sites in accordance with safety standards and departmental procedures.
- Support campus operations by installing, relocating, repairing, and maintaining furniture, fixtures, and equipment (FF&E), and assist with event setup and teardown as needed.
- Follow established safety procedures, Institute policies, manufacturer recommendations, and applicable codes and regulations while performing and directing maintenance activities.
- Exercise sound judgment in determining when repairs require specialized expertise, additional resources, or licensed contractors.
- Promote a culture of safety, professionalism, accountability, and quality workmanship within the maintenance team.
- Communicate professionally and effectively with employees, students, faculty, vendors, contractors, and visitors.
- Secure facilities, equipment, and property as required.
- Maintain dependable attendance and perform other duties as assigned.
- Perform medium to heavy physical work requiring standing, walking, climbing, kneeling, crouching, bending, reaching, and repetitive use of hands and wrists while performing maintenance activities.
- Frequently lift and carry materials, tools, and equipment weighing up to 50 pounds and occasionally move items weighing up to 100 pounds using appropriate equipment, assistance, or team lifting procedures.
- Work indoors and outdoors in varying weather conditions and safely perform tasks using ladders, scaffolding, lifts, and mobile elevating work platforms.
