Property Manager – Multifamily Apartments

Location: Tallahassee, FL

Job Summary

We are seeking an experienced and results-driven Property Manager to oversee the daily operations of a multifamily apartment community in the Tallahassee area. The ideal candidate will have a strong background in apartment property management, team leadership, leasing, resident retention, and financial performance.

The Property Manager will be responsible for ensuring the community operates efficiently, maintaining high occupancy, delivering excellent customer service, and meeting the property's financial and operational goals.

Responsibilities

• Oversee all daily operations of the apartment community.
• Lead, train, and manage the leasing and maintenance teams.
• Develop and implement strategies to increase occupancy, leasing performance, and resident retention.
• Monitor leasing activity, market rents, renewals, and competitor pricing.
• Manage rent collection, delinquency reports, resident accounts, and follow-up on outstanding balances.
• Prepare and monitor budgets, financial reports, and monthly property performance.
• Ensure all leasing documents, resident files, and property records are accurate and up to date.
• Handle resident concerns, complaints, and escalated issues professionally.
• Oversee move-ins, move-outs, lease renewals, and eviction processes in accordance with applicable laws.
• Ensure compliance with Fair Housing regulations, company policies, and local, state, and federal housing requirements.
• Conduct regular property inspections to ensure curb appeal, cleanliness, safety, and maintenance standards are met.
• Coordinate with the maintenance team to ensure work orders, make-readies, and preventative maintenance are completed promptly.
• Manage vendor relationships, service contracts, and property expenses.
• Develop and execute marketing initiatives to attract prospective residents and maintain strong occupancy.
• Communicate regularly with regional management and ownership regarding property performance, staffing, and operational needs.

Requirements

• Previous experience as a Property Manager in multifamily apartment management is required.
• Strong knowledge of leasing, resident relations, rent collection, and property operations.
• Experience managing property budgets, expenses, financial reports, and delinquency.
• Proven ability to lead, motivate, and hold team members accountable.
• Knowledge of Fair Housing laws and applicable landlord-tenant regulations.
• Experience with property management software such as Yardi, RealPage, Entrata, or OneSite is preferred.
• Excellent communication, organization, and problem-solving skills.
• Ability to manage multiple priorities in a fast-paced environment.
• Strong customer service and conflict-resolution skills.
• Ability to work onsite in the Tallahassee area.

Preferred Qualifications

• Experience meeting occupancy, revenue, and resident retention goals.
• Experience with marketing, budgeting, and financial reporting.
• Previous experience managing a full-service multifamily apartment community.
• CAM, ARM, or other property management certifications are a plus.
