Project Manager
OLIO Development Group-Real Estate, Development, Construction, Financing, and Facilities Management
The Project Manager oversees all commercial construction related activities and projects and ensures that every project is constructed in accordance with the approved construction drawings, on time, and within budget. This role applies effective management techniques across the planning, design, and construction phases of new commercial projects from inception to completion for the purpose of controlling cost, time, and quality. The Project Manager utilizes management systems and processes that promote the successful execution and completion of all capital projects and drive effective coordination and communication between all parties. PRINCIPAL DUTIES & RESPONSIBILITIES: 1.Pre-Design: Review project documents and contracts to fully comprehend the project-specific scope of work (site and building design) Develop the construction project estimate and budget with the development team Develop the proposed Master Schedule, including milestone events Initiate communication procedures with vendors, subcontractors, and design professionals Support the site selection team with input on construction cost impacts for selected sites, and oversee and approve landlord site remediation work prior to site turnover 2.Design: Complete Construction Document review and approval, including preparation of Plan Review memos Conduct value engineering studies as requested and review them with the Director of Construction Review and understand all corporate and client standards of construction Review as-built and field conditions and advise consultants accordingly Conduct constructability reviews in coordination with design professionals Optimize contractor, vendor, and supplier pricing 3.Construction: Ensure the construction process is completed within the time frame set forth by clients and approved by the Director of Construction prior to start, and within budgeted cost constraints (at or under project budget) Create the project delivery schedule(s) and update, review, and publish them weekly Create the construction schedule Issue the weekly status report Manage relationships all subcontractors and suppliers Oversee the Site Manager to ensure the project is delivered on time Visit each assigned project under construction at specific milestone events to ensure compliance with schedule and observe quality; conduct milestone event meetings and record minutes Implement QC requirements and manage third-party testing requirements Review and approve all site, building, and equipment shop drawings and submittals with the Development Department and the Director of Construction Buyout all Subcontractors and Suppliers after consulting with Director of Project Management and Estimating Track, review, and respond to all subcontractor and vendor Requests for Information Review and recommend approval of pay applications, credit card expenses, and out-of-pocket expenses Coordinate with the Accounting Department to ensure contracts, PO waivers, and insurance are up to date Prepare and monitor punch list work; score the Site Manager via the punch list Successfully complete project Turnover to the client's opening and operations teams (operational testing and set-up), including client management and Facilities Evaluate, coach, and mentor all subcontractors and future Project Manager and Estimating resources to deliver desired results Utilize Procore and Smartsheet resources and tools to monitor, manage, and forecast outcomes Evaluate trends in resource performance and draft plans to improve results Interview and hire Site Managers, Project Managers, and Estimators as requested by the Director of Construction 4.Post-Construction: Maintain and track all project warranty repairs; develop guidelines to organize and maintain the warranty repair process and manage the successful completion of warranty work in coordination with Facilities 5.General: Prepare and maintain the routine project status report Collaborate and coordinate with the Development Department and design professionals to initiate necessary document modifications or corrections to prototype documents (store and building design) Investigate cost-saving alternatives to construction materials and methods Collaborate with the client's opening, operations, and Facilities teams to create updated reports geared toward each client's opening and job turnover process Collaborate with the Facilities Department on execution of capital improvement projects (remodels and renovations) Qualifications 1.Project Management: The ability to create and implement integrated systems and procedures during the design and construction process to successfully manage the entire construction process and establish a network of effective monitoring, communication, and reporting tactics, including multi-phase projects and the coordination of cross-functional teams. The ability to collaborate effectively with both internal and external resources before, during, and after construction. 2.Cost Management: The ability to establish and enforce guidelines for managing, controlling, and monitoring project costs (budget) during all phases of a project through the provision of an integrated and comprehensive system. 3.Time Management: The ability to develop and utilize systems to realize the most effective use of people, materials, equipment, and funds. Proper planning, scheduling, coordination, and monitoring to achieve on-time completion within budget and at the level of quality expected. 4.Quality Management: The ability to plan, organize, implement, monitor, and document a system of policies and procedures that coordinate and direct relevant project resources and activities in a manner that will achieve quality. Quality is the degree to which the project and its components meet the client's expectations, objectives, and standards, determined by measuring conformity of the project to the plans, specifications, and applicable standards. Based out of Texas Travel required: 50% (sometimes more depending on construction activity), to project locations across OLIO's active markets 5 to 10 years of commercial construction, construction management, or real estate development experience; familiarity with QSR, retail, or healthcare environments preferred Proven project management skills, including leading multi-phase real estate or construction projects and coordinating cross-functional teams Expediting skills to manage permits, approvals, and material delivery timelines with municipalities, vendors, and partners Inspection coordination skills, including scheduling and tracking site inspections, ensuring code compliance, and resolving punch-list items Logistics management skills to oversee materials, equipment, and scheduling for timely delivery with minimal disruption to project timelines Proficient in Microsoft Office (Word, Excel, Project, and PowerPoint), Procore, and Smartsheet, with the ability to interpret schedules, budgets, and project reports Strong analytical, organizational, and problem-solving abilities, with attention to detail and a focus on quality, safety, and risk mitigation Superior written and verbal communication skills and excellent interpersonal skills Professional in manner, deadline oriented, and able to prioritize tasks with a sense of urgency Bachelor's degree preferred in construction management, engineering, architecture, real estate, business, or a related field, or equivalent practical experience Able to maintain effective relationships with clients, contractors, and stakeholders Align with the OLIO culture About OLIO Development Group OLIO Development Group is a full-service commercial real estate development firm headquartered in Columbus, Ohio.
