BASIC FUNCTION

• Responsible for maintaining the property in a safe and attractive condition
• Assist Maintenance Supervisor in all areas of maintenance when needed

RELATIONSHIPS

• Reports to Maintenance Supervisor
• Maintains professional relationships with other staff members, working closely with other maintenance workers
• Maintains professional relationships with current and prospective residents

RESPONSIBILITIES

• CORRECTIVE MAINTENANCE
• Satisfies service request per work orders, following company procedure:
• Enter unit at the resident’s convenience, if possible
• Makes proper repairs
• Cleans up thoroughly
• Observes condition of apartment and reports on any unusual conditions (e.g. cleanliness, pets, number of occupants, etc.)
• Leave documented work orders of work performed inside resident apartments
• Assists with apartment make-ready procedures:
• Painting
• Cleans carpets, windows, appliances
• Services appliances, plumbing, HVAC Systems, electrical fixtures
• Repairs or replaces old and faulty parts
• Changes/checks door locks
• Replaces light bulbs as needed

PREVENTIVE MAINTENANCE

• Assists in making regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances and all other major equipment:
• Checks for appearance and cleanliness
• Checks structure of building for cracks
• Checks for excessive wear
• Checks for faulty parts
• Makes repairs or replacements as necessary and with approval of Maintenance Supervisor and/or Manager

EMERGENCY MAINTENANCE

• Is on call for emergency duty when assigned
• Is familiar with power, water, and gas turnoffs, clean-out traps, fire extinguishers and fire hydrants
• Maintains an emergency telephone list assigned by the Maintenance Supervisor or Manager
• Follows all company emergency policies and procedures

OTHER

• Assists in maintaining inventory of tools, equipment and supplies
• Picks up trash on property as necessary
• Reports all needed repairs to Maintenance Supervisor
• Assists with all other types of maintenance when directed to by Maintenance Supervisor or Property Manager
• Attends all instructional classes conducted by both management and outside vendors as necessary
• Maintains Key Control according to Capital Assets Company Policy
• Utilizes the Time Keeping System in place by Capital Assets

PHYSICAL CAPABILITIES

• Have the physical capability to climb a 30-foot ladder when necessary
• Have the physical capability to complete HVAC repairs that are located on a roof when necessary
• Have the physical capability to complete other repairs that are located on a roof when necessary
• Have the physical capability to walk for an extended period of time when necessary
• Have the physical capability to bend and squat when necessary
• Have the physical capability to properly lift objects over 25 lbs when necessary

QUALIFICATIONS

• Have a High School Education or equivalent
• Have full-time maintenance experience
• Posses reliable transportation
• Own a basic set of hand tools
• Have good safety habits
• Have experience with electricity, plumbing and carpentry and am able to make repairs
• Perform in a courteous manner when working under pressure
• Have working knowledge of HVAC systems and various appliances
• Am compatible with wide range of people
• Can live on-site (If Required)
• Can demonstrate a Positive, Team Player attitude and offer 100% Customer Service at all time
