Senior Maintenance Supervisor - Public Housing

SummaryThis professional position supports the Asset Manager and the Department of Operations by overseeing and supervising the maintenance work of a Public Housing Project and performing related work as required. As needed, this position assists in other department activities.Essential Duties and ResponsibilitiesThe below statements are intended to describe the general nature and scope of work being performed by this position. Other duties may be assigned.Responds to after-hours emergency callsSupports, in position’s capacity, all Authority operating departments.Plans and supervises a variety of maintenance programs at the project level.Gives suitable assignments and instruction to assigned employees.Reviews completed assignments for conformance with efficient and economical trade practices.May have charge of the work involved in the cleaning and maintenance of offices, buildings, grounds, and in the operation of elevators.Supervises a variety of maintenance repair tasks, such as carpentry, plumbing, mechanical work and the maintenance of parks and public property.Attend meetings when requested.Recommends improvements, alterations and repairs, and prepares plans, detailed drawings and estimates for such work.Participates in the preparation of budget estimates and supporting exhibits and materials on maintenance operation.Requisitions, receives, accounts for, stores and issues materials and supplies; prepares and checks specifications for bids, supplies and equipment; and prepares suitable reports.Supervises the establishment of suitable records and files.Performs maintenance repairs in occupied apartments.Prepares vacant units for re-occupancy within NHA Standards.BEHAVIORAL COMPETENCIESTo perform the job successfully, an individual should demonstrate the following competencies:Leadership: Provides direction by clearly and effectively setting course of action for department and subordinates; and manages performance by providing regular feedback and reinforcement to subordinates.Commitment: Sets high standards of performance; pursues aggressive goals and works hard/smart to achieve them; strives for results and success; conveys a sense of urgency and brings issues to closure; and persists despite obstacles and opposition.Customer Service: Meets/exceeds the expectations and requirements of internal and external customers; identifies, understands, monitors and measures the needs of both internal and external customers; talks and acts with customers in mind; and recognizes working colleagues as customers.Effective Communication: Ensures important information is passed to those who need to know; conveys necessary information clearly and effectively orally or in writing; demonstrates attention to, and conveys understanding of, the comments and questions of others; and listens effectively.Responsiveness and Accountability: Demonstrates a high level of conscientiousness; holds oneself personally responsible for one's own work; and does fair share of work.QUALIFICATIONSTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily. A.) or equivalent from two-year college; and a minimum of five (5) years of experience in work involving a variety of maintenance and repair tasks.Language SkillsAbility to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.Mathematical SkillsAbility to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference and volume. Ability to apply concepts of basic algebra and geometry.Reasoning AbilityAbility to apply common sense understanding to carry out instructions furnished in written, oral or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.Computer SkillsTo perform this job successfully, an individual should have strong knowledge of spreadsheet software (MS Excel), word processing (MS Word) software and data base (MS Access) software. Will be required to learn to utilize various types of electronic and/or manual recording and information systems used by the agency, office or related units.Certificates, Licenses, RegistrationsAppointees will be required to possess a driver’s license valid in New Jersey only if the operation of a vehicle, rather than employee mobility, is necessary to perform essential duties of the position.
