Regional Director - Houston, TX

Regional Director Reporting: Position reports to a Senior Vice President of Operations. Portfolio: 104 properties, 30,000+ class A units in North Carolina, California, Georgia, Texas, Colorado, Arizona, Tennessee and Washington. CWS expects the portfolio to grow to 150 properties in the next five years. What You Will Do Oversee all aspects of property management for a portfolio of apartment properties, ensuring on‑site personnel perform effectively. Ensure properties comply with all CWS safety practices, operational policies, and regulatory requirements. Maintain cleanliness and functionality of properties, conducting regular inspections to verify tour paths and living conditions. Align with and promote CWS Purpose, Values, and Culture, demonstrating safety as a top priority. Recruit, hire, train, retain, and lead team members across the portfolio. Support, mentor, and train on‑site managers to deliver a safe and superior living experience. Provide feedback, coaching, and hold team members accountable for performance. Lead and support large teams in maintenance, leasing, and operations. Meet objective budgeted financial goals; manage leasing and operations strategies. Lease properties at or above market rate and use financial, revenue, personnel, and project management skills to exceed specific financial goals. Manage controllable expenses against budget, notify when variances arise, and plan actions to mitigate negative variances. Keep communities clean, safe, and functional; conduct regular property inspections. Review safety inspections and incident reports and address patterns or other concerns. Ensure property presentation meets expectations with emphasis on tour route components and stale units. Escalate concerns related to safety and wellbeing of people or property as appropriate. Provide exceptional customer service, resolve resident complaints promptly and professionally, and ensure service requests are completed satisfactorily. Maintain four (4) stars or greater on Google for each property within the assigned portfolio. Ensure high employee engagement throughout the portfolio. Effectively problem‑solve with systems that detect and warn of emerging issues. Diagnose problems quickly and recommend remedies, following through until completion. Collaborate with other corporate departments in income, expenses, physical issues, personnel, safety, and security. Knowledge of industry trends, best practices, rules and regulations. Proficiency in Microsoft Office programs (especially Excel) and property management systems such as Yardi or similar. Proficiency with revenue management systems. Valid driver’s license and current automobile insurance.
