Apartment Maintenance Technician

TNPMS is seeking an Apartment Maintenance Technician to service rental units across our managed portfolio. The ideal candidate will be responsible for the overall maintenance and upkeep of our properties, providing a safe and comfortable living environment for our residents. This is a field position you'll manage your own route across multiple properties rather than sitting at one site all day.ResponsibilitiesConduct routine maintenance and repairs across plumbing, electrical, and HVAC systemsDiagnose and repair appliances, doors, locks, fixtures, and general carpentry itemsComplete unit turns and make-ready work: drywall patching, paint, punch-list items, and final walk-throughPerform inspections of rental units to identify maintenance issues before they become emergenciesRespond promptly to maintenance requests from residents and the property management teamDocument all work orders, parts, and time in our property management system (Appfolio) the same day the work is performedKeep accurate records of maintenance performed and supplies usedAssist with property renovations and upgrades as neededCoordinate with outside vendors and contractors when work falls outside scopeOrganize and manage multiple job locations simultaneously, prioritizing by urgencyParticipate in the after-hours emergency on-call rotationCommunicate effectively with team members, residents, owners, and other stakeholdersMaintain a clean, professional demeanor at all times, representing the company's values and standardsFollow all safety procedures and maintain a safe work siteRequirementsPrevious experience as a residential or apartment maintenance technician, or a similar roleWorking knowledge of general maintenance techniques, tools, and equipmentEPA Section 608 certification (required for refrigerant work or willingness to obtain within 90 days)Ability to work independently and as part of a teamStrong organizational and time management skillsDetail-oriented and results-driven mindsetStrong communication and interpersonal skillsBasic comfort with email, Office platforms, and smartphone-based work order appsHigh school diploma or equivalentValid driver's license and insurable driving recordReliable truck and the personal hand tools necessary for the jobPreferredCertification or trade schooling in HVAC, electrical, or plumbingExperience with multi-family or scattered-site portfoliosBilingual (English/Spanish)Physical RequirementsAbility to lift and carry up to 50 lbsAbility to climb ladders and stairs, and work in attics, crawlspaces, and mechanical roomsAbility to work outdoors in varying weather conditionsAbility to stand, kneel, bend, and reach for extended periodsBenefitsPaid time offMileage reimbursementNote: TNPMS is an equal opportunity employer and complies with all applicable state and federal laws regarding hiring practices.
