Position Overview

We are seeking an experienced and results-driven Field Operations Project Manager to oversee field operations for residential, commercial, and mixed-use land development projects.

The successful candidate will manage daily construction activities, coordinate contractors and consultants, monitor project schedules and budgets, and ensure work meets approved engineering plans, quality standards, and regulatory requirements.

This is a hands-on, field-focused leadership position requiring strong construction management experience, technical expertise, and the ability to proactively resolve project challenges.

The ideal candidate is highly organized, dependable, safety-conscious, and comfortable managing multiple priorities in a fast-paced construction environment.

Key Responsibilities

Field Operations & Construction Oversight

• Oversee daily field operations for residential, commercial, and mixed-use land development projects.
• Coordinate preconstruction meetings, site walkthroughs, geotechnical inspections, utility coordination, and construction stakeout activities.
• Monitor grading, site infrastructure, utilities, and vertical construction activities.
• Conduct regular site inspections to verify construction progress, quality, and compliance with approved plans.
• Identify construction deficiencies and coordinate timely corrective actions.
• Maintain accurate daily field reports documenting weather, workforce, equipment, materials, and project activities.

Required Qualifications

• Bachelor's degree in Construction Management, Engineering, Architecture, Management, or a related field.
• Minimum five years of experience managing land development projects involving residential, commercial, or mixed-use construction.
• Strong knowledge of land development processes, site construction, grading, infrastructure, and utilities.
• Demonstrated experience managing construction schedules, budgets, contractors, and project resources.
• Ability to read, interpret, and work from complex construction drawings, specifications, and contracts.
• Proficiency with construction management or scheduling software such as Procore, Bluebeam, or Primavera .
• Strong leadership, communication, organizational, and problem-solving skills.
• Ability to coordinate multiple contractors, consultants, and project stakeholders.
• Availability to begin work as early as 6:00–6:30 a.m. , depending on construction operations.
• Ability to work primarily onsite in active construction environments.

Preferred Qualifications

• Experience overseeing large-scale residential subdivisions or mixed-use land development projects.
• Familiarity with Virginia construction regulations and VDOT requirements, where applicable.
• Experience coordinating geotechnical inspections, utility installations, and construction stakeout activities.
• Knowledge of construction bond release processes and project closeout requirements.
• Experience managing multiple projects simultaneously.

Project Scheduling & Budget Management

• Develop, implement, and monitor project schedules, budgets, cost projections, and resource plans.
• Track labor, equipment, material costs, and project expenditures.
• Monitor project milestones and proactively address scheduling delays.
• Review contractor daily work tickets, subcontractor invoices, and vendor payment requests.
• Manage construction change orders, including pricing, negotiation, documentation, and approvals.
• Identify opportunities to improve operational efficiency while maintaining project quality.

Contractor & Stakeholder Coordination

• Coordinate with contractors, subcontractors, builders, engineers, surveyors, inspectors, and utility providers.
• Review construction contracts, drawings, specifications, and project documentation.
• Facilitate communication between field personnel, project leadership, consultants, and stakeholders.
• Resolve project concerns raised by property owners, residents, tenants, builders, and public agencies.
• Ensure materials, equipment, and contractor resources are available according to project schedules.

Quality Control, Safety & Compliance

• Ensure construction activities comply with approved plans, contract specifications, and company quality standards.
• Monitor compliance with applicable OSHA requirements, VDOT standards where applicable, and local, state, and federal regulations.
• Promote safe work practices and participate in safety meetings and incident reviews.
• Identify project risks and implement corrective or preventive measures.
• Maintain project documentation to support contract compliance and dispute resolution.

Inspections & Project Closeout

• Coordinate required construction inspections and facilitate the resolution of identified deficiencies.
• Support initial bond release inspections and related documentation.
• Manage punch list activities through completion.
• Coordinate final inspections, as-built drawings, and project closeout documentation.
• Provide timely progress updates and project status reports to management.
