Maintenance Associates

Position Summary: The Maintenance Associate is responsible for maintaining the Legacy Village property in a meticulous, first-class condition. This role serves as a visible ambassador of Legacy Village, interacting daily with tenants, visitors, and vendors while performing grounds maintenance, cleaning, inspections, and seasonal tasks across all interior and exterior common areas of the property. This is a physically active, hands-on role requiring attention to detail, strong situational awareness, and a professional, customer-service-oriented demeanor at all times.

Responsibilities: Daily Property Maintenance & Cleaning Employees are responsible for maintaining all interior and exterior common areas of Legacy Village in a clean, safe, and attractive condition. Daily duties include, but not limited to the following:

• De-littering all parking areas, driveways, driving lanes, walkways, entrances, paths, and sidewalks
• Detailed cleaning including removal of cigarette butts, paper, debris, and garbage from all areas
• Blowing out walks and curb lines
• Working with and directing the sweeper truck
• Cleaning and wiping glass surfaces and doors
• Wiping down all trash receptacles, ash urns, light pole bases, bollards, benches, planters, bike racks, parking meters, fencing, windowsills, signs, and sign bases
• Cleaning sidewalks and walkways of debris, including gum removal
• Maintaining docks free of debris
• Cleaning restrooms, corridors, stairwells, elevators, and escalators per established procedures
• Removing trash from receptacles and disposing of it in assigned dumpsters

Areas of Responsibility The following areas are included in the scope of maintenance. A site plan with property boundaries and building layout is provided separately:

• All parking areas, driveways, and driving lanes
• Entrances, walkways, walking paths, sidewalks, and sidewalk planters
• Curbs and curbed islands
• Docks and dumpster areas
• Landscaped areas including mulched beds and grass areas
• Detention basins and wooded areas
• All fence lines and guardrail areas
• All rear hillsides and highway signage walls
• Common areas: stage, corridors, stairwells, vending machines, restrooms, parking garage, elevators, and escalators
• Landlord rooms

As Needed & Periodic Tasks In addition to daily duties, the following tasks are performed on a weekly, monthly, or as-needed basis in accordance with the procedure's manual:

• Cleaning under awnings and canopies to remove webs, nests, or debris
• Maintaining paver stones by adding sand to eliminate trip hazards
• Washing windows on vacant storefronts
• Inspecting landlord rooms for cleanliness and safety
• Inspecting roof hatches to ensure they are properly secured
• Painting as needed, including doors and bike racks
• Inspecting vacant spaces and completing the supplied checklist
• Straightening or repositioning crooked or misplaced signs
• Raking mulch beds to maintain evenness
• Pulling unsightly weeds and picking up downed branches
• Clearing standing water

Inspection, Reporting & Documentation Employees serve as the eyes and ears of the property. The following must be observed, reported, and documented:

• Bee, bird, or insect nests on buildings or poles (nests in tenant storefronts must be reported to store manager)
• Exterior lights that are on during the day or off at night
• Unauthorized parked tractor-trailers or construction equipment (see site plan)
• Tractor-trailer trucks traveling in non-designated areas or on Main Street
• Damaged, missing, or faded signs
• Damaged sidewalks, walking paths, or parking lot surfaces
• Graffiti photograph before removal
• Solicitors, skateboarders, roller-bladers, scooter riders, sled riders, loitering juveniles, or other unauthorized activities
• Excessive messes or outdoor storage by tenants (outdoor storage is prohibited)
• Unauthorized tenant signage, advertising banners, or window displays
• Vehicles remaining in parking lots for more than 2 days
• Tradesmen or tenant remodeling activity on site
• Daily maintenance report must be completed at the end of each shift and submitted to the shift foreman.

Seasonal Responsibilities

Winter:

• Snow removal from planters, sign bases, awnings, benches, meters, and walkways
• Spreading ice melt as needed; keeping crosswalks clear
• Clearing standing water to eliminate hazardous conditions
• Checking for pavement heaving or damage creating trip hazards
• Blowing off excess snowmelt from surfaces
• Inspecting for damage to landscaping, fences, and structures

Spring, Summer & Fall:

• Raking beds to maintain mulch evenness
• Pulling unsightly weeds
• Picking up downed branches
• Straightening fence posts and signposts
• Clearing standing water
• Maintaining special events and holiday equipment

Equipment, Tools & Vehicles

Company vehicles will be always kept clean and in good operating condition. All tools and equipment must be kept clean and in good working order. Damaged or broken tools, equipment, or vehicles must be reported to the shift foreman immediately. Personal protective equipment (PPE) will be provided and must be worn when required.

Work Schedule: Two shifts are available. Normal hours of work are as follows:

• First Shift: 6:00 a.m. 2:30 p.m.
• Second Shift: 2:30 p.m. 11:00 p.m.

Overtime will be required during certain periods and employees must make themselves available to work as scheduled. Schedule flexibility is expected to support property needs including special events, seasonal conditions, and emergencies.

Dress Code: Employees are required to always wear company-provided uniforms while on duty. Proper and professional appearance is expected and directly reflects Legacy Village's standards of service.

Conduct & Customer Service: Maintenance employees are considered ambassadors of Legacy Village. Employees are expected to:

• Always conduct themselves in a respectful and professional manner
• Greet tenants, visitors, and guests courteously
• Offer assistance proactively and open doors as appropriate
• Represent the property in a positive manner across all interactions

Job Requirements:

• Ability to work independently and as part of a team with minimal supervision
• Strong attention to detail in all aspects of property maintenance
• Situational awareness and the ability to identify and report property issues
• Reliable and punctual with a strong work ethic
• Professional, customer-service-oriented demeanor
• Ability to read and follow written procedures and maintenance schedules
• Basic verbal and written communication skills for daily reporting
• Valid driver's license with a clean driving record operation of company vehicles is required
• Prior experience in facilities maintenance, grounds keeping, custodial, or a related field preferred
• Familiarity with hand tools, power equipment, and cleaning chemicals preferred
• Ability to work outdoors in all weather conditions year-round

Physical Demands: This is a physically demanding position performed primarily outdoors. The Maintenance Associate must be able to regularly lift, carry, push, and pull materials, equipment, and supplies weighing up to 75 pounds. The role requires prolonged periods of standing and walking, as well as frequent bending, stooping, kneeling, reaching, and climbing throughout the workday. Employees must safely operate maintenance equipment, including blowers, sweepers, and snow removal machinery. The position also requires the ability to climb ladders and work at elevated heights when necessary.
