This role leads and consults with field project managers, general contractors, subcontractors, and owners, while managing project finances, resolving design and coordination issues, and ensuring smooth execution across all trades. The position requires frequent travel and offers the opportunity to support high-demand projects, including data center work, in a fast-paced construction environment.
Responsibilities
- Lead and consult with field project managers, general contractors, and owners to drive successful project outcomes and maintain strong professional relationships.
- Take full ownership and accountability for all projects under your direction, from pre-construction through project completion.
- Manage pre-construction and pre-planning activities, including development and maintenance of detailed construction project schedules.
- Leverage strong relationships with general contractors and subcontractors to support project growth and ensure adherence to timelines and budgets.
- Review and approve project budgets for labor, materials, and subcontractors, and determine appropriate allocation of manpower, equipment, and materials within budgetary limits.
- Negotiate, draft, and execute subcontractor contracts with external vendors to secure agreements that are beneficial to the project.
- Manage overall project finances, including profitability, cash flow, and cost control throughout the life of the project.
- Solve complex problems related to project schedule, budget, and constructability as an active member of the project team.
- Provide indirect leadership and guidance to construction crews to support safe, efficient, and high-quality work in the field.
- Actively participate in design conflict identification and resolution for all trades, collaborating with engineers, architects, and other stakeholders to define project specifications.
- Lead strategic planning efforts, including coordination of project submittals, requests for information (RFIs), and the change order process.
- Implement monthly cost reports and develop accurate cost projections to monitor and forecast project financial performance.
- Identify, prepare, and resubmit change orders as necessary to capture scope changes and protect project financial objectives.
- Review and approve supplier and subcontractor invoices to ensure accuracy, contract compliance, and timely payment.
- Ensure adherence to all health and safety standards, promptly report issues, and support a strong safety culture on all project sites.
- Project, identify, and manage CAD, fabrication, and field labor resources required to meet project milestones and quality standards.
- Maintain a safe and clean working environment by enforcing company procedures, rules, and regulations.
- Provide direct oversight and accountability for subcontractors involved in the project.
- Provide direct leadership for project engineers (PEs) and/or assistant project managers (APMs), including guidance, support, and performance expectations.
- Coordinate and collaborate with internal support services and field personnel to ensure seamless project execution.
- Train estimating staff on technical aspects of project management to support accurate bids and smooth project handoffs.
- Understand company resource production capabilities and incorporate them into the construction process, including daily coordination with the superintendent.
- Professionally solicit vendors and suppliers during the procurement process to secure competitive pricing and reliable delivery.
- Organize and curate project documentation, including work orders and personnel-related records, to maintain accurate and accessible project files.
- Strong leadership skills with the ability to provide direction to project teams, subcontractors, and support staff.
- Proven project management experience in construction, including responsibility for large, multi-million-dollar, complex projects (minimum of 4 years leading such projects).
- In-depth understanding of construction procedures, materials, and project management principles.
- Experience managing project schedules, budgets, and resources from pre-construction through project completion.
- Ability to solve complex project issues related to schedule, budget, and design coordination.
- Strong verbal, written, and interpersonal communication skills for effective interaction with owners, general contractors, subcontractors, engineers, and architects.
- Consistent dependability and availability to support project demands in a fast-paced environment.
- Ability to work effectively in a fast-paced construction office setting while coordinating with field operations.
- Strong organizational skills with the ability to curate and manage documents related to work orders and personnel.
- Aptitude to quickly learn and adapt to new systems and software used in project management.
- Mechanical knowledge relevant to construction and building systems, including pipe systems.
- Ability to understand and implement company resource production capabilities in daily construction operations.
- Proficiency in construction project financial management, including profitability, cash flow, and cost reporting.
- Experience leading and coordinating change order processes.
- Experience with data center construction projects.
- Bachelor’s degree from a four-year college or university, or 10+ years of related construction experience and/or training, or an equivalent combination of education and experience.
- Degree in Construction Management, Construction Science, Mechanical Engineering, or a similar discipline is highly preferred.
- Experience with Bluebeam software is highly valued.
