Position Overview Turn Help is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance. The role also manages the make‑ready process consistent with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager. Essential Duties & Responsibilities Community Maintenance Regular/daily onsite attendance is required Cleaning, trash removal, and general maintenance of grounds and residential areas, including make‑ready units and common areas Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner Perform required repairs and replacements for community common areas and units Daily clean‑up of the exterior of the community, including grounds, breezeways, and all common areas Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs Understand and follow Asset key policy Maintain a well‑organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices Participate in unit inspections as requested Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager Utilize property resources, equipment, and supplies economically Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager Manage excellent customer service and monitor service request turnaround and responsiveness Project a favorable image of the community to achieve property objectives and public recognition Ensure consistency in dealing with residents on all matters Enforce policies of the community that the immediate supervisor delegates This role is a temporary position Education & Experience High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or an equivalent combination of education and experience Ability to understand and perform all onsite software functions; basic computer skills required Must have basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements Regular tasks include ascending or descending ladders, stairs, scaffolding, ramps, step stools, operating machinery and power tools, operating motor vehicles and/or golf carts, and moving objects up to 100 lbs; work may include overtime, weekends, and night hours (emergencies) Frequently required to move self in different positions, work in an overhead position, reach, and adjust objects up to 100 lbs; work in outdoor environments, tight or confined spaces, and potentially hazardous chemicals Occasionally required to remain in a stationary position, standing or sitting for prolonged periods, in extremely low or high temperatures, and traverse varied terrain Compensation & Benefits Salary Range: $16.94 per hour to $16.94 per hour At Asset Living, compensation is based on skill set, background, training, certifications, and other relevant factors.
